Very friendly family run hotel, just right for our needs, not too swanky. 4 and 5 star places can often be too pretentious with staff expecting tips, for just doing their job. We will happily visit again.

only minor , could not find radio channels on the digital TV, i.e. 702=radio 2 normally, no big deal just whatched TV
The hotel was in a great location, spacious with lovely rooms. The breakfast was very nice. Our first impressions were good
The hotel rented many rooms to a band playing at the near by Butlins site. Therefore coming and goings at 4 am through to 8 am sunday morning, banging of doors, shouting and swearing with no regard for other guests. A naive apology from staff did not make up for lack of sleep, slamming of doors and shouting and foul language throughout breakfast. A weekend of relaxation ruined.

Our only criticism was that breakfast time ought to be extended from 1 hour (08.00-09.00) to 1.5 hrs (08.00-09.30)

The location was close to the seafront and the town and there was parking. Staff were friendly and welcoming. The hotel was spotlessly clean. The breakfast had everything you could ask for and the quality was good. We were out of season and so for us it was great value for money.
I felt the dining room was dated but this is a minor detail as I would definitely stay here again.

Our room was very close to the next bedroom, the people next door to us kept us awake most of the night by very loud talking and closing the door, which spoilt it for us,they had no consideration for people sleeping.Apart from this the room was very clean and comfortable.
Staff were very friendly and helpful, beds were VERY comfortable. Breakfast was yummy. They were happy to let us leave our gear while we went out for the day. The car park was safe and secure. Loved that we were close to a few restaurants and pubs.

well situated with comfortable beds. Breakfast menu very good and dinner menu looked good although I did not dine there.
Bathroom was a little small.
The breakfast served was good and breakfast arrangements were good. Friendly and welcoming staff and good neighbourhood. Cant fault staff at all.
Room was very small, there was no place to stand or move. Bathroom even smaller and no locks inside the bathroom!!! The room smell of oil paint and no room freshner was available, asked to change the room and was told none available. Very small bed, didnt have comfortable sheets ( they didnt appear very clean..a bit dusty).

The staff in reception were welcoming. The hotel was clean and nothing was too much trouble for the staff. The meals were excellent. The rooms on the small side but everything was there that you required. Very near to the sea front and reasonable prices, Just remember there is a one way system to the car park.
