Bedroom and bed was nice. General appearance of b&b was good
En-suite shower room was cramped, tired and not worthy of the price paid for the king size room. Despite the website mentioning a Veggie breakfast option and messaging the hotel in advance, was disappointed to discover that the Veggie option was simply a standard English breakfast only without the bacon & sausage. No veggie sausage or alternative items.

The location is within easy walking distance of the town centre. Parking is available for a charge in a nearby public car park.
Our room was on the third floor up a steep, narrow staircase. The decor was OK but tired and the bed was worn out. Breakfast was served at a rush with the door open to the washing up.
I liked the location and the full English breakfast was outstanding really hot and lovely fresh food.
There was no one on reception we had to call and wait for the manager to come from another hotel. We were two couples who both paid extra for larger rooms. Our room was room 5 and if that was a large room then I would hate to see a small one. Our friends had the flat which was ok but in the basement and dark. We also asked if we could keep our rooms later and pop back to get our cases. They allowed us to keep the room. However we did not leave the cases for fear we would not be able to get them if no one manned the reception.
Location, access to the city centre.
Breakfast, hasn't change since we first used the B&B about 4 years ago and is not very interesting. Parking, has changed so that street parking permits are used but very little chance that you will find a gap to park the car. Use of the car park used to extend for long enough that you could get out for the day after breakfast and come back later afternoon and be able to use the car park - this was one of the main attractions for staying at this B&B.

Location close to all amenities but in a quiet area.Residents permit available for car parking close at hand. Friendly, welcoming staff. Period building with a comfortable room. Good choice for breakfast, served with a smile.
Good clean rooms ; everything looked nearly new,good clean carpet, modern furnishings, good bathroom . Breakfast was very good -very well cooked full English,plenty of toast,juice and coffee. Location is very good,in a quiet terrace a few minutes from city centre,shops,supermarkets,restaurants and central station. Staff were polite and helpful. Would stay again

The bed was quite lumpy, not very comfortable. We were on the top floor and the wifi didn't extend that far.

The room was small, dull and dark blue bedding awful. Could be made much better with a bit of thought and white bedding. !!!!!

Just about everything else. No heating. No wifi. Should be reimbursed for night of suffering in the cold dungeon!
That said the gentleman in question admitted his mistake and reimbursed me for taxis, without any argument. After getting over the initial shock of the basement, our room was actually quite nice.
Iwas misinformed about the location of the hotel in relation to where I had to get to The whole of Exeter was full that weekend (freshers week stsrted) so we had rooms in the basement

Great City Centre location, and reasonable parking arrangements. Rooms small and rather basic, but tidy & comfortable with plenty of hot water. Very good breakfast. An "honest" hotel - not luxurious, but not pricey either. All in all, good value for money.
The "hotel" is largely un-manned during the day (although staff can be phoned). There are no communal areas - no lounge etc except the breakfast room at breakfast time. Parking cannot be guaranteed, but was mostly OK.
Excellent location - convenient for Exeter centre in small square and large king size (or super king size bed)! It was quite well furnished.
Bedding (sheets etc) were dark blue and I'm sure they were clean, but I much prefer white when you can see that they are fresh and clean! The room was a little pokey or maybe it was the shape of it that was not right!
