Breakfast was good
Just about everything else. No heating. No wifi. Should be reimbursed for night of suffering in the cold dungeon!
That said the gentleman in question admitted his mistake and reimbursed me for taxis, without any argument. After getting over the initial shock of the basement, our room was actually quite nice.
Iwas misinformed about the location of the hotel in relation to where I had to get to The whole of Exeter was full that weekend (freshers week stsrted) so we had rooms in the basement

Great City Centre location, and reasonable parking arrangements. Rooms small and rather basic, but tidy & comfortable with plenty of hot water. Very good breakfast. An "honest" hotel - not luxurious, but not pricey either. All in all, good value for money.
The "hotel" is largely un-manned during the day (although staff can be phoned). There are no communal areas - no lounge etc except the breakfast room at breakfast time. Parking cannot be guaranteed, but was mostly OK.
Excellent location - convenient for Exeter centre in small square and large king size (or super king size bed)! It was quite well furnished.
Bedding (sheets etc) were dark blue and I'm sure they were clean, but I much prefer white when you can see that they are fresh and clean! The room was a little pokey or maybe it was the shape of it that was not right!
We were welcome very graciously. The location was very convenient. We were allowed to leave our luggage in hotel while we did some sight seeing. The breakfast was very good.

Friendliness of staff whilst respecting privacy. We had large twin below ground, with a little patio area to sit out. Choice of breakfast. Near train station and easy short walk into town.
Queuing for breakfast on first morning (15 mins) due to lack of tables!
The room was very lovely, clean, and provided all the necessary facilities, such as kettle, coffee, tea, milk, hair dryer, towels. Wi-fi connection was brilliant. Staff was very polite, except some of the staff who was serving at breakfast.
The check-in hour could have been a bit earlier. It was difficult to be able to check-in in the middle of the day.
Friendly and very helpful staff. A great choice at breakfast (full English recommended). Great location. Ground floor room with patio was lovely to sit out with morning cup of coffee. A great 3 star hotel should be 4 star.
This hotel was a good location for us.It was clean ,comfortable and met our needs.The breakfast was very good .
The place was not run by the owners, which is a shame for a B&B. The bedding needs updating. White sheets would be ideal.

Room ,facilities, location and breakfast all really good. Room well equipped but need new tv,s, they are old and no freeview.
Bed linen really rough on skin which affected sleep. TV,s poor. Room not ready till 3pm Parking difficult at weekends. Try parking in Bystock Terrace or Richmond Road before checking in as guest house give you residential parking permit.

above our room was the kitchen so from 7am we were woken up by loud footsteps.

I would have received a less frosty welcome had I been checking into an igloo. My 'plane's arrival meant I arrived late morning and I began by apologizing but asked whether I may leave my small case whilst I idled away the three hours before check-in. Ghastly lack of welcome, sympathy or, simply, good manners.

Our rooms were below the kitchen and near the hot water boiler so some noise.

Location, everything within walking distance so car stayed parked throughout our stay.
Wi-fi in the room - intermittent at best, usually no connection. Very warm in the dining room but then again it is August. Perhaps fans would help?

Pillows smelt as if they hadn't been washed for weeks, toilet roll holder loose, mould in shower, very small portable TV with poor reception and had to climb 4 flights of stairs to get to our room.
