Our hosts could not have been more accommodating. They were attentive and friendly without in anyway being intrusive. The room we were given was warm, clean and very well maintained and the breakfast and service was first class. We will definitely return soon. Bryan and Lynne Nelson
No common areas after breakfast.
The room was immaculate, very comfy. The breakfast was also excellent, huge variety to choose from. Tom & Hamish were lovely, genuine guys who clearly have a passion for what they do. The room was lovely, nice little touches that you'd only find in an owner managed hotel. We really enjoyed our stay.
The bathroom was small and confined. The shower was ok, I prefer more power.
Breakfast, environment, staff... Breakfast is really good, have several choices, and the environment is quite good, very family, very friendly, very fancy. Tom and Hamish are really helpful and kind. Really enjoyed the stay at the Gladstone House.
Sometimes the heating didn't work and the water pressure is low.

WE LIKE STAFF, CLEANNESS AND FACILITIES VERY MUCH.
WE LIVED IN 3 FLOOR. IF WE CLOSED THE ROOM DOOR, THERE ARE NO WIFI SIGNAL IN OUR ROOM. SO WE CAN'T CONNECT THE INTERNET BY OUR COMPUTER OR MOBILE PHONE.
The hosts were informative and helpful. The bed and breakfast has kept a lot of its original decor adding to the beautiful stay. The ceilings in the room and breakfast room were at least 12 feet high. The rooms were spotless and huge. The breakfast each morning had a wide variety of choices and accommodated my special dietary allergies. The host went out and purchased bread specifically for me....thank you so much for being so attentive. It was a 5 minute bus ride to the main area which we could have walked easily. Numerous choices for restaurants were within walking distance. We truly enjoyed our stay! Thank you, Suzanne and Perry
Lovely old building. Beautifully kept. Really Comfortable beds. Everything spotlessly clean. Excellent breakfast. Good local information provided. Would certainly recommend it to friends.

Nice and friendly hosts with good sense of humor; nice cosy room, perfect breakfast; good located with good restaurants and pubs nearby and very good bus transfer to city centre (bus stop right in front of Gladstone House); City centre (Royal Mile; Princess Street) even good to reach by nice footwalk (not more than 30 min.)
The staff were welcoming from the moment we arrived. The room was spacious, very clean and comfortable. The breakfast was tasty plentiful and served promptly. It is close enough to the centre of Edinburgh to walk. There are many good places to eat close by making it easy for evening meals. All in all it was a very relaxing and enjoyable place to stay.
Tom and Hamish are extremely thoughtful and helpful hosts. They provided "hand outs" showing bus service, area restaurants, etc.Breakfast was great. While the street is very busy, it's on a bus line directly into Princes street, once you're in the house it's very quiet. I had a room overlooking their garden and you could hardly believe it was in the heart of the city.
Location is fantastic for anyone who is visiting sons or daughters in first year at university as the guest house is right opposite Pollock Halls. Also an easy walk into town centre.Parking is available. Very clean, comfortable, great breakfast and great hospitality. Fantastic - will definitely be back.

The room was quite small and tiny ensuite shower room. Expensive for the size of the accommodation although it was Festival time.

Had to hunt around for parking facilities and pay for it after the weekend. Limited breakfast service times. Poor choice of cereals and tasteless potato cakes with cooked breakfast. Traffic noise from early morning.
Good sized room
Only three parking spaces and the owners use one space. To many stupid rules - guests to be out of rooms between 11am and 1pm - do not take hot food into room - check in time between 5pm and 7pm - at breakfast you do not choose your table you are directed where to sit - towels only changed every second day their green policy yet they drive a big Mercedes - full Scottish breakfast is half a full English. You are made to feel like a unwelcome border rather than a wecolme guest

Breakfast was outstanding. Staff were considerate for our needs as there was one medical need to be met. They went above and beyond what was needed. They were most helpful in providing written directions with maps to things nearby. Room was quiet and had everything we needed.

The room was immaculate and very comfortable and cosy. One of the owners walked us to our room and described the nearby resturants and attractions which was thoughtful.
The check in and out times times are not very Accomadating. Out by 10am sharp or you will be Chivied out for the turn over and arrive after 5pm otherwise you will receive a rather frosty reception. Surprising as they only have six rooms to manage beween two. We tried ringing the day before as we were arriving early for Various reasons and wanted to drop our bags early but couldn't get through and there is no answer phone so be warned. The breakfast is nice- cooked breakfast is basic and small- no frills. There is no toothpaste which is surprising for a 4 star accom so bring your own and the shower is electric- so wash properly before you go. I would have said it was more of a 3star establisment. One of the owners is the clear host whilst the other is perhaps better in the kitchen. We were greeted by the second who seemed incapable of being polite & welcoming as well as preparing six breakfast covers. Perhaps we were unlucky here- but I changed in the cold coat room before being Chivied out. There was a general sense of chivvying staying here- get in and get out for the next guest. Not really what you want to feel when you're paying over £100 for the privalidge. We wouldn't stay here again.
Within walking distance or short bus ride to city centre. Parking available. Proprietors friendly and helpfull. Breakfast perfect. Rooms extremely clean and well presented. This was our second visit in six months so speaks for itself.
Good location with welcoming hosts that had a great balance of being available if needed although didn't intrude upon your stay.
The shower pressure was very low which was a shame because after a long day a nice shower is a great pick me up. Everything else was really good though

Unfortunately, the bed was rather hard for me although I'm used to a memory foam mattress! My husband requested scrambled eggs on toast the first morning and was told he could have the eggs and the toast and put them together himself!!
The rooms and building - spotlessly clean. Our room smelt of paint and Hamish apologised but really it was fine once you'd entered the room. The hosts were very friendly and helpful and we liked the breakfasts. it was also conveniently situated, busstops right outside to get to the centre.
