I didn't liked the room, i mean it was at level -1 and it was pretty cold. There was no good quality of the TV signal too.

Carpet was not v clean and was not vacumed during service. There was iron burns on carpet. A lot of dirt between radiators and walls. Breakfast was not that good; definitely not 4 star.
Excellent location with parking nearby. Very good breakfast. Staff couldn't have been friendlier.
Décor could do with updating and the bathroom was the smallest I have ever seen. Fine for a one night stay but you'd definitely feel claustrophobic if you stayed any longer. No lift although there are a some ground floor rooms, however the breakfast room is in the basement therefore not very disabled or elderly friendly.

due to home circumstances, we were not able to arrive until after 10pm. We actually live in Southend but have elderly relative staying with us so cannot go far. This was our 1st night away in our 8 yrs together and we loved it. Owners are just lovely, called us a cab in the morning, chased it up when it was on a go slow. Definitely going back in a few weeks. This is a beautiful guesthouse. We had the Estuary Suite, just gorgeous and the views are fantastic

Very friendly welcome by the owner and staff. Brilliant location. Parking permit a real bonus. Lovely looking hotel from outside with nice outside patio area with lovely views of the sea. Really enjoyed our stay.
Rooms were incredibly hot. No air conditioning. We had rear facing room and even with window open no breeze. Room and bathroom small but this wasn't an issue as only slept there for 1 night. Shower had fixed shower head with water shooting out in different directions and no pressure.

We stayed on a Sunday and were made welcome by the owners on arrival at a busy time.Nothing was too much trouble and the young enthusiastic cafe staff were a credit to the owners management skills, Well done to all of you,

A convenient place to stay before flying from Southend airport. There is a cliff lift nearby. The landlady offered to deal on my behalf with the situation described below, and I have heard nothing further as yet.
A free pass was provided for parking nearby, but while I was returning it to the landlady a warden issued a penalty notice. I was told that to avoid this happening in future I should drive back to the guest house and park on the double yellow lines while returning the pass (for which I had paid a deposit of £10). I suppose this could incur another fine!
The friendlines of all the staff gave advice on best places to eat and about the sites to see very comfortable and relaxing place to stay would recomend to anyone

Great breakfast on the terrace with views across the sea; bedroom was nicely decorated and fairly spacious. Very comfy bed, good fluffy towels and a good hospitality tray. Bathroom was spacious.
Parking is expensive everywhere in Southend on Sea so people should make sure they have plenty of change to pay the pay & display. The hotel will provide a parking permit to all residents but only found out about it after driving around trying to get some money for ages... might be worth putting a sign outside regarding the parking permit or making it clearer on the website.
Rooms small as was bathroom
Clean comfortable room, small but adequate. The breakfast was very good and a choice of cereals etc good. The mornings that there were strawberries was a good idea. My friend and I enjoyed having our breakfast outside, this was a first time for me.
I can't think of any downsides to this break, apart from the time it took us to find the property. We would certainly come again, as long as I could have a downstairs room! We'll done to all!
Excellent room, over looking Southend Pier and statue of Queen Victoria. Very welcoming staff, assisting with parking and a great outside breakfast on a sunny morning. Warm evening, but able to have a few windows open to provide a cooling draught. would return again.
Unexpected £20 (returnable) deposit required for parking permit. staff still provided a permit and explained where to park, while i searched for a working cashpoint. maybe this could have been done by card?
