Amazing friendly staff, lovely clean room with big comfy bed and an amazing view. Shower was powerful and warm. Breakfast was great and plentiful.
This hotel needs a deep clean a refurbishment and a owner with a better attitude. The furniture in the room we had was from all different decades there was no headboard cracks in the room it was not clean and the bedding was substandard. The bathroom shower flooded when used and there was a dirty slip map for us to use in the shower. I could go on and on but really the whole experience is not one I would repeat. I did tell the owner I was not happy with the room but he said if I didn't like it I could leave but I would still have to pay for the room as we had several things booked in the area we could not. I have stayed in 3,4 and 5 star hotels all over the world and this comes bottom of the list.
This was our first stay at a guesthouse as usually stay at big chain hotels. Was very pleasently surprised. We got a warm welcome on arrival. Our room was lovely with a great veiw. All staff were friendly and very helpful. Also recieved a home cooked full breakfast. Will definately be going back.

We had a fantastic stay. The room was beautiful, opening on to a pretty garden. Breakfast was delicious too and the friendly, helpful staff made us feel very welcome. The owners are also making an impressive contribution to the local community by offering traineeships to young people and spearheading charitable events.

Small bathroom, no hooks for coats etc but this is all minor stuff and would stay again

The walk to the car in the morning was invigorating. Good view of the sea in a nice part of the town.

Dirty cups, scuffed/dirty walls, bed not made properly, poor fitted door so noise from corridors, bathroom door looked like it had been punched, the furniture was old, mismatched and shabby. Decor and soft furnishings are tired and outdated.
Good Location. Parking permits for on street parking around hotel was an excellent idea. Paid £20 deposit and this was refunded on departure. Lovely full English breakfasts.
Our room (room B) was quite small without any wardrobes or drawer space. There were hangers on hooks on wall - this was O.K.for us as we were only there 2 nights and managed to combine this and living out of our suitcase, but I wouldn't have found this very suitable for a longer stay.
The location, and the price were excellent. So was the staff. Family owned and they cared about their guest which was pleasent. I would definetly choose this hotel if I want to go to Southend again.
Nothing to complain
the owners and staff couldn't do enough for me and as a solo guest they made me very welcome
it was a single but there was little room for movement in the toilet and having no door you faced a mirror I was put off by that. otherwise I had no complaints and will be returning but to a bigger room and a closed toilet door
Comfortable accommodation and friendly staff
My room, the estuary suite was amazing with fantastic views, the b&b was just five mins walk from the town and ten mins from the cliffs pavilion so ideal location. The breakfast freshly cooked to order and very good. nothing was too much trouble for the staff.
Site was great
Room B was small with no wardrobe or storage space and little room for luggage. The en-suite was again small with the hand basin-- just that!!! . As we were only staying for one night it did'nt cause us too much discomfort.

Guest house was very good. The hosts were very friendly. Nothing was too much trouble. Excellent breakfast.
