Need a refridgerator in room.
Needed somewhere to stay for a Halloween night out at a venue in South London and luckily someone suggested this place. It was perfect for the occassion - 10 minute taxi ride to the venue. There were even some Halloween party goers dressed in drag staying at the Hotel and the staff had no problem with that - in fact they thought it was a bit of a laugh! Great breakfast. 5 min walk to Beckenham Junction station which is 20 minutes by train to London Victoria. Convenient for anyone needing easy access to London from the South.
a nice clean place to stay
Good budget hotel near London. Room was fine and a nice breakfast. If you want the Ritz then this isn't for you but you get what you pay for and I thought this hotel was fine.
No offer to help with bags on the stairs.
Friendly staff. Clean rooms, peaceful area. Excellent breakfast cooked by owners. Free Wi-Fi in rooms.
No lift in building and narrow stairs so difficult to get heavy bags to room.
If anything, it was the cooking of breakfast in front of you in the breakfast room and food was served hot.
At time of booking, I asked not to be allotted a basement room; yet I got a basement room and after protest, I got a below garden level room which was shabbily decorated with no hair dryer, no chair and no tissue (only toilet paper), not to mention fridge or safe. The two single beds were uncomfortable and worst, an anti burglary siren of a nearby house went off for about 20 minutes before 5 am. Parking in front of the hotel is dreadful. If this were a 4-star hotel. all Holiday Inn Express would be 6-star hotels!

There is no service at this place no lounge no bar no nothing. The full English breakfast was cheap cornflakes that tasted like cardboard. A rasher of bacon 1 egg 1 sausage and a few lukewarm beans. we had to set the table brew our own drinks if you just want a bed for the night its ok anything more don't bother.
Very friendly hosts. Hotel was in a great location, very close to rail and tram stop and High Street for cafes and shops.

Really close to the station but in a very quiet tree lined road. Spotlessly clean, spacious room. Smart exterior. Helpful, friendly staff. Lots of hairdryers available at reception, just had to ask! Low price for the quality, an inexpensive way of staying in London as only 20 minutes from Victoria. Nice breakfast.
Bedside lamp not working. Shower barely warm but room was warm so I survived! Would have preferred fruit/yoghurt option at breakfast.

Welcome on arrival poor. No information pack in room or instructions incase of fire. kettle not boil properly. Room near reception, had to use main curtains all time as No net curtain to window for some privacy while in your room as your visible from the outside & as ensuite is too small to dry oneself or dress in,( as is packed into a small walk in wardrobe style room) with a deep step to enter into. Had to use laptop on bed as no table or work top
Very comfortable and nice rooms. Good beds and modern bathroom. Nice staff. Calm and silent location, just a short walk from the village and the railway station. Very nice restaurants in the village. Good connections to London by train.
Sometimes bad wi-fi/TV connections. No hairdryer in the room. No electric plugs close to a mirror. Would have appreciated a small bottle of drinking water in the room upon arrival.
I still like the location and hotel.
The only issue was that this time I got a room in a basement which was very badly maintained. Walls were soaked from water with fungus develop ping on it. Further more there was a lot of noise and smell in the middle of the night from guests that stayed smoking in front of the door.
Decorated and Furnished to a high Standard. Room was very Quiet and had new Sash Windows so very Airy. Bed was very comfortable and shower very spacious. Very convenient location for Train Station
Green Fire Exit light inside room so it was never completely dark. No manned reception otherwise may have booked another week. Breakfast not served early enough 7.30 too late for commuting to London City.

Room was tiny. Sheets did not look clean. No facilities in the room. Bathroom was not cleaned properly.

Everywhere was clean, the bed comfortable, the decor a little dated, but that only added to the atmosphere of the type of hotel it is; unpretentious, cosy and easy-going. The breakfast was filling, the staff always helpful, the ensuite was good. Omportantly for that area, there is decent parking. Conveniently situated, it was a perfect base for a great weekend.
One warning to potential guests, there are a lot of stairs if you have mobility problems.
The staff were brilliant - very helpful and accommodating. Great location, close to shops, buses, trains and pubs.

Asked for ground floor when booked. Stairs where not stated on advert. Stairs up to room and down to breakfast room. No plug in wash basin. Toilet seat unsafe. Could not get kettle under to fill. No waste bin in room No phone. Definitely basic!
I had a familly room, so no idea about the others. But room was ok.
A bit bigger washbasin would have been appreciated, as more space in the bathroom for putting things. I was alone, for three people it may become a nightmare.

Staff were excellent - friendly & helpful. Breakfast was good.
I had a room downstairs this time next to the breakfast room. The problem was that the walls between the rooms were very thin and you could hear everything. This meant not only being disturbed by noises from adjoining rooms but you had to be extra careful not to make any noise yourself. On a previous visit I had a very pleasant room on the first floor where there were no such noise problems.
