No lift and we were on top floor. Needs some maintenance. Heating not working in bathroom.

Cleanliness was very good, and breakfast (included in price given) was excellent. Breakfast room was in a nicely decorated 'cellar room' with white linen tablecloths and choice of cereal, juice and tea to help oneself and the cooked breakfast, of varied choice, was cooked nicely and served very quickly. Parking space is about 8 to 10 cars (think) but also more room on street (though limited free parking to overnight only there). I had transport but there are two railway stations within walking distance I believe. Was able to use my BT Wi-Fi hotspot.
Only thing was slight drawback is soundproofing in walls in rooms (stayed two different times), but then price was not expensive.
This is a small hotel but we were in a good sized room on the ground floor. The bathroom was very clean but also very small! Beckenham Junction Station is just 5 minutes walk from the hotel; a very frequent train service takes just 20 minutes to reach Victoria Station, right in the heart of London.
Location, price and overall quality
En-suite was so tiny the toilet didn't actually fit in, had to sit side saddle!
A pleasant stay was marred by....
...being woken at 6.30am by noisy child in the room next door.

The bathroom in my room was no bigger than a cupboard, the toilet was squashed so close to the wall that you couldn't use it unless you sat sideways! Im only a slim size 12 and if I had been any larger I don't think that I would of been able to use it at all!
Good clean room, en suite clean and well maintained. Double bed mattress was a bit lumpy. Girl who checked us in was helpful, she also cleaned our room and cooked us an excellent breakfast - overworked or what. Parking was good too. Will return again.
Lots of stairs and a lift would have been helpful. No access to gardens for guests.

Everything! Lack of being offered wifi. Couldn't find anyone on reception. Having to phone to have the central heating turned on. This was subsequently turned off during the early hours (0200 woke up and was freezing). Pathetic...
It's location and breakfast
Facilities in room extremely disappointed. Old fashion furniture's very dusty , no shaving mirror in the bathroom. Kettle provide was too big , unable to fill it in the tiny sink. No extra pillows provided , no chairs in the room. Clothes were badly dusted .poor reception .
Our room was spacious and clean, the staff very courteous and it was handy for Beckenham Junction station, with a direct link to Victoria. Highly recommended!
One tiny niggle - there was nowhere to plug in my electric razor in the bathroom.
We were visiting family & the location was ideal for us at just a short distance away from them. The staff were very friendly & breakfast was excellent. Our room was comfortable & very clean.
Room set up. Hotel not tidy. Creaking floors in bedrooms. Small sink in bathroom. Uninspiring breakfast. Unbuttered toast on requested scrambled egg on toast. One cup of coffee no offer of another cup. Having to go into basement for breakfast. No lift. Felt pressurised to leave as staff requested to clean room at 10am. I was still packing my case for check out at 11 am. Staff not friendly. Would not stay at this hotel again. And would not recommend it.

Needed somewhere to stay for a Halloween night out at a venue in South London and luckily someone suggested this place. It was perfect for the occassion - 10 minute taxi ride to the venue. There were even some Halloween party goers dressed in drag staying at the Hotel and the staff had no problem with that - in fact they thought it was a bit of a laugh! Great breakfast. 5 min walk to Beckenham Junction station which is 20 minutes by train to London Victoria. Convenient for anyone needing easy access to London from the South.
a nice clean place to stay
Good budget hotel near London. Room was fine and a nice breakfast. If you want the Ritz then this isn't for you but you get what you pay for and I thought this hotel was fine.

No lift in building and narrow stairs so difficult to get heavy bags to room.
