The room smelt like cat litter, the carpets were dirty. The room was a big let down seriously over priced I would say it was more like a 2 star
The location of the hotel and the service of the staff were excellent. Bus stops and underground stations just some minutes walk away.
Some interior furnishing appeared weak and failing. Rugs need to be changed out. For the money and location, the hotel needs a huge face lift.

Sofa bed was uncomfortable and very noisy next to the trade entrance.

Lots of restaurants and supermarkets in the area. Bayswater station is very near. Easy to get on buses to Oxford Street for shopping etc. Will definitely stay again.
No in room laundry facility
The apartment smelt terrible. Almost like sick pr urine. Very strong smell Also it was nosiey near the stairs
Air con, dishwasher, comfy beds, plenty of towels, great quality and value for money.
No lift to our apartment, difficult for elderly member of our group to climb 2 flights of stairs with bags etc, that was the only drawback, although lifts were available in the main building we were in a separate apartment block.
Lots of noise from above rooms and stairs.Children running around the stairs from 7am. Room very small. Looked a lot different when booking it. Dont expect to see the two door men at the front door on arrival either
It was clean and tidy. Plus hot plate cooking facility was handy.
Room had only one small window so on hot nights room was unbearable. It was summer.

ceilings too thin, you could hear other guests, rooms to dark, rooms not vaccum-cleaned (housekeeping), much guests with young children who are noisy in their rooms till in the night, eggs are not included at the breakfast

booked a room for 4 and recieved a uncomfortable pull out sofa for 2. aircon broke on first night staff in laundry were rude, and washing was delivered damp in a plastic bag.

very bad night watch at reception desk on arrival we had to pass with our luggage durring the nighttime fm a copletely dark bridge to arrive in our room thats the first choice the second one was to use the lift for the bellow floor and then walking fm an unended hall and stairs small and not so easy to pass for the final arrival to our room

Excellent location Kitchenette and other peripheral facilities such as iron etc were very good.
Didn't sleep well. No air con and it was very hot so we had to have the windows open and it was very noisy being at street level. Also the mattresses were rather past it and not all that comfortable. The bathroom was very pokey compared to the website photographs.

I have never left a bad review..until now. I cannot believe this place can fool people into staying here, let alone it give itself 4 stars. It is a rat warren of poky dingy dark stinking airless cells. Don't believe the PR pictures, maybe a few rooms look nice and big, but the other 99% are a disgrace. The looks of shock on people's faces wandering around this labyrinth said it all. I won't bother with details about the horrible airless rooms, water leaking on cables hanging out of the walls etc etc. We booked for several nights but left after the first; we didn't even care about getting a refund (not that the cheapskates would have given us one anyway).
Excellent location, very close to the bayside undeground station.
Wooden ceiling over our appartment was corridor for appartments on the next floor and it was very noisy listening people passing over in the night time.

No air conditioning and were located beside inside the building facing into a small airless piece of ground containing some industrial units (room G06)...avoid
Helpful & friendly staff
The rooms had no air-conditioning, so it was extremely warm with no air circulation! We were informed by front desk that there's only 1 room with air-conditioning in the whole property & there was additional charge to switch rooms. We did, & it was worth paying. However we felt the website could be clearer on that point upfront! Carpets in e room were very old & dirty.
Excelent location really close to Bayswater Station and a nice walk to Notting Hill.
