Owners always very warm and welcoming. Always very clean. The room we stayed in this time (room 3) was a little on the small side, however, it did the job. Would definitely stay again!
The owners are pleasant helpful and are not over baring they assist when asked and it's the best breakfast I have had in years and I have travelled all over the world in various 5* and below. It's a must if you plan a trip to York.

Forget searching around, this place is great. Very friendly Staff offering directions etc. Plan to spend a good hour at breakfast if you want to sample the full menu!

Room 5 was small,cramped with extra single bed, carpet old and stained. Decor dated, bed very hard and uncomfortable. As there wasn't a lounge, this was not a nice room to spend any time in, in the evening.

very small room, ideal single room. No room for 2 to stand window side of bed. Kettle flex did not reach point so had to put kettle on floor to heat.shower room minute to say the least, no room to dry yourself had to return to bedroom to dry off. Nowhere to hang towels to dry. One towel ring near basin in bedroom but I hung a hand towel on it and it touched floor. Carpet was not good quite marked round edge. I know the proprietors don't have to supply a small sample of shampoo and shower gel but it's the first b@b we have stayed in where there was none. Duvet was not long enough our feet stuck out the bottom. Very disappointing really. Breakfast was ok but the smallest portion we have been served. No lounge for guests. No armchair in room for comfort.We thought it was very expensive compared to other B&Bs we have stayed in before. Hotels from now on.

Room was poor, nothing like the website photos and not large enough for 2 adults and 1 infant. In desperate need of decorating, bathroom was grubby. No high chairs made breakfast time rather difficult. Would not stay there again.

I stayed in room 8. I loved the way the room was decorated. The room was very quiet and I had my best nights sleep in a long time. The breakfast was great. The landlady was very very nice I wish I had stayed longer. Will be back.

Room a little small
Free breakfast, which was delicious.
Cord for electric kettle not long enough, we had to place it on the floor.
Friendly hospitality, good quality and choice of breakfast, clean room and very comfortable bed. Only 10-15 minutes easy walk from station and centre of York.
Double bed in room 7 made it rather cramped but this was acceptable on account of being en-suite with single occupancy at a reasonable rate.
The breakfast was excellent and the staff delightful.
There was nothing to dislike. If I had to nitpick then our room was a bit on the small side but it was fit for purpose.

excellent location less than 10 mins walk to the minster. hearty breakfast good start for a days sightseeing. fab shower although a bit small. room and bed were comfy it was a small double which was fine for me as i was travelling alone.
if there were two people sharing this room i would not be very happy. it was far too small. the shelf over the sink got in the way when cleaning my teeth as the basin is very small. need to remove shelf.
