Proximity to castle and royal mile. The Grassmarket area is also nice although noisey at night. The adjoining bar biddy mulligans attracts an undesirable element.

I am72 and the shabby Grassmarket hotel took me back to my student days. I was touched by the sensitivity of the chambermaid. She saw that I was a reader and that the flex on the table lamp was too short for me to read in bed in comfort. She therefore put a stronger lamp into the ceiling light. The hotel needs a considerable injection of money. The carpet in my room was so yucky that I made sure that I didn't touch it with my feet. Also the tv didn't work and I couldn't close the window. I think there should be a dining room (possibly the space that is sometimes used as a bar on the 1st floor). I never went into the pub for breakfast but, surely, it must smell of alcohol and that isn't what most of us want at 8 or 9 am. See above, as the experience was defiitely a mixed one. I'll answer here the Yes/No below. I would recommend it to someone young or to someone like myself who is happy with "plain" if there are compensations.

Staff was very friendly and very helpful. The wifi was down, but they called a nearby hotel and we were able to go there to get wifi. Rooms were clean and comfortable, with a clean bathroom and very hot shower (perfect for unwinding after a day of touring around damp cold Edinburgh). Tea facilities in the room were very welcome, as was the towel heating rack. The breakfast was quite nice, the bar staff very friendly, and the price reasonable. Also, we enjoyed the live music and bar the night before. On the 5th floor, the noise was not an issue - I have no idea how it affected lower flowers. We quite enjoyed our stay and would be back in a heartbeat. Great location just off the Royal Mile to see the castle, holyrood house and all the historic sites. The hotel is a little older, but I hear they have plans to renovate their rooms in 2012. Even so, it is clean and comfortable, so a great value for the price.

Excellent location, excellent price for the location, very friendly and helpful staff, very good breakfast, good room, very good value for money overall. Unreliable WiFi service (despite being listed as available) and less-than-adequate flow of hot water in shower.

Myself and my boyfriend stayed in the hotel Friday the 27th until Monday the 40th January. We got stuck in the lift on the way up to our room after check-in. We rang the emergency bell a few times but no one answered us. I eventually phoned the reception from my mobile and a staff came up to us. When he got us out we apologised but that's as far as it went. Does this happen often ?

Close proximity to the edinburgh sites, staff were really friendly and approachable with alot of good knowledge and information about the area. Our room was clean and large but it definitely needed a revamp. Two lights didn't work in our room and the heating was inadequate for the room size and a hair dryer holder but no hair dryer. However the hotel is in the middle of a renovation so this will be most likely resolved.

The staff were very kind and friendly. The hot water was hot and plentiful. The tv was tuned to only two channels out of 34 - "there's a problem with the aerial on the roof" - and there was no remote control to tune it with - "we do not provide remote controls. People take them". The bed was two singles, but the bedclothes were for a double bed. We had to pay on arrival.

Superb location, and the staff were very friendly and helpful. Although a bit dated and shabby, the room was very clean. It would be harsh to be too critical given the price and great location, but if I had to find fault, I'd say the room was quite tired and in need of a revamp, and the small, antiquated TV didn't work.

I really liked the localization because it is in Grassmarket street, which has a lot of pubs and restaurants and it is very close to the Old Town as well. The internet was not working so the guy at the reception told me to use the internet in a hotel 5 min walking. It was terrible, because every night I had to go walking to this hotel to use the internet, carrying my laptop when it was raining. The staff didn't helped me when I really needed and didn't know anything about buses times and good places to eat in the hotel area. Another terrible thing was that we stayed in an "old part" of the hotel, so we had to go up 3 levels carrying all our luggage, because the lift just serve the new part of the hotel.
