Excellent value for money, large, clean room and good breakfast. For the price it really was brilliant.

Very thin walls so you could hear other guests coming in and in the corridors. Dated decor.

The location, price and ease of use. No fuss it was great for what we needed.

Didn't know where to get our breakfast in the morning as it wasn't very clear where to go.... Very minor issue

The staff were extremely helpful and kind. The breakfast was plentiful. The bed was comfortable. I liked having a tea kettle and a small fridge. I liked that there were used books available for borrowing.

The bed (the mattress creaked every time you moved giving a fairly disturbed night) and the fact that the second floor corridor was hot and stuffy and the en suite bathroom had a slight "drains" smell.

Really nice hotel, good self serve breakfast. Excellant value for money. Good location. The only staff we saw were at breakfast, that was fine as key allocation worked well. The staff we met were extremely good.

We enjoyed our stay at this hotel, it was in a lovely setting, and easy to find. We had a lovely big room with plenty of extra chairs. We enjoyed the breakfast, it had plenty of choices. We will definitely use it again. It was good value for money.

We could not fault it at all, it suited our needs.

breakfast had plenty of choice and very good. the room was spacious and well equipted.the bathroom also

the bed mattress needs replacing it was creeky and uncomfortable ..

it was easy to find as I was booking in late. It was clean, tidy and comfortable.

On the sunday it would have been nice to of had some breakfast but it wasn't available until 8 and we departed at 7am

Pleasant location, easy access to High Street for eating out and evening walk. For price spacious room with clean ,fresh bathroom.

The attitude of the Manager/owner moaning about staff who we had found most helpful to us. We made a point to thank her for the help we had received on returning from our evening out but she dismissed this !!

A nice clean hotel with plenty of free parking within 100 yards of the centre of Woburn Sands. Listed as a 2 star but for the money paid much better than that. Rooms are large with bath/shower, kettle, iron etc. Continental Breakfast at weekend are very good. Full English breakfast on week days, freshly cooked and very good also.

As mentioned by others the walls are a little thin but note a problem if guests show respect for others.

Clean, convenient, great value for money

Very friendly helpful staff. Although checkout time was 10am they allowed us to stay in room until midday. We were in the area to attend a funeral which wasn't until 2pm that day. We would have had a lot of time to kill. Thank you for your help.
