Good location. Top room with the bath and wooden beams very clean and comfortable. Hosts and breakfast very good. Would certainly stay again. Bob and sue from Surrey.
I was greeted by the two owners when I arrived, who were very friendly and helpful, and gave me a map and highlighted some useful locations. The room is lovely, the bed is comfy, the shower is hot and powerful, there was nothing I didn't have! Breakfast in the morning was tasty, with a selection of menu items to choose from. The location is perfect and it's the best place I've ever stayed at. Great value! They also let me leave my bags there for the day after I'd checked out.
The Wi-Fi signal strength was a bit low on the top floor, but still worked.

Street can be busy and noisy so use of the complimentary earplugs is recommended.
The staff were amazing and very friendly and helped advise on locations to visit in surrounding area. Breakfast was excellent and would recommend on this alone.
Bed was slightly too soft for us but this is completely personal preference.
Really enjoyed our stay here. Great location. Owners very helpful and friendly. Greta breakfasts. Highly recommend. Comfy bed, pillows and duvet. We had room at the back. Smallish but all good. Can hear some noise around the house.Great little room to make coffee, teas drinks etc. Great location, easy to get anywhere, lots of lovely pubs and restaurants for the evening. GO.

Noise from outside
Location of the hotel was ideal to walk into Brighton centre and onto the pier. Great bars and restaurants nearby. Owners helped us get parking on the same street of the hotel. Room was spacious with great facilitates, nicely decorated, clean and a comfortable bed. We had everything we needed for a relaxed break. Loved the coffee room on the 1st floor with the outdoor terrace - nice place to chill after a busy day walking around. Breakfast was very well presented and extremely tasty. Staff couldn't do enough for us during our 3 night stay with them.

This is a lovely guesthouse, which is conveniently located. The owners are welcoming and friendly and the breakfast was great.
The Wi-Fi was not great. While the bath (with jets) was a luxury, we would have liked a shower in the room.

It was a very friendly guesthouse and the breakfasts were very innovative.
The very late night or very early morning noise from young people going home. Although not very good the earplugs helped a little. They can be found in the sitting room alongside the tea etc.

The noisy delivery trucks early in the morning.
The owner is very friendly. He let us checked in early and very helpful with all our questions. Breakfast is excellent, lot of choice, food is good and portion is generous.
There are pubs near hotel, and it got very noise at night. People were talking, shouting and yelling at each other every night for the 3 nights I stayed. This is not the hotel's fault and they provided us with plenty of ear plugs.
The breakfast were great, the owners also made our stay,they will go down well with foreign tourist.
