Although there was a lovely area to have tea and coffee there was no tea and coffee facilities in bedroom which we missed first thing in the morning.
Owners were really friendly. Overall relaxing stay with a great breakfast!
Just back from a four night stay and we had a great stay,this is a great quest house close to everything of interest,but probably the best thing was the breakfasts,not your usual fry up but a cooked breakfast with style,we will be back

Keiran and Chris were excellent hosts. The room was beautiful, clean and well appointed. The jacuzzi was a very nice touch!! The breakfast was delicious. We will definitely be coming again and wouldn't hesitate to recommend it.
We had a brillliant time, breakfast was excellent, people helpful and cheerful full of information, welomed us with champagne and the place was excellent and clean, highly recommended and we will def stay again, thanks.
The hotel is perfectly located in Kemptown, just one street up from the pier, and the owners could not have been nicer or more welcoming. The breakfast is cooked to order every morning. The room has a good size, when comparing to other hotel we have stayed in in England, and were clean and tidy.
It would be nice with a shelf in the bathroom, since the one that is there is a bit far up the wall for my use. It would also be nice to just have sheets, instead of a heavy duvet, during a hot summer.

The breakfast, which was very special, the hosts, the quirky bedroom with a jacuzzi bath in the room. The free tea, coffee, fruit and biscuits all day and not to forget the location, 1 minute from the beach.
The outside terrace is a bit overgrown; a little TLC and a few privacy reeds, could make it a nice place to sit out.

The noisy seagulls but we were by the seaside so what do you expect. Supplying the ear plugs was thoughtful.
This is the best bed and breakfast we have stayed in. The owners were great nothing to much trouble. Fantastic breakfasts and great location. Will be revisiting.
everything was very tastefully done within the guesthouse, even breakfast had little extras that made it special. the heart towels and twirl also beautiful thankyou

Brighton is a city that goes all night. Due to its excellent location be warned it is noisy. Our room backed into a restaurant which was noisy as well noise from party goers walking home.
We were made very welcome in this lovely guest house. The breakfasts were excellant and would be enough to fill you up for the day and were very tasty . The rooms have a high standard of cleanliness and are tastifully funished .Overall a great place to stay.
Can get a little nosy at night but a price worth paying for the location, the complementary ear plugs help a lot!
