An interesting trip by local bus from the Oban train station to a quiet area - very warm welcome by Helen, who was helpful and delightful - very comfortable lounge and solarium - spotless, professionally-decorated room - delicious breakfast with smoothies - meals are available in the hotel across the street if necessary.

A very pleasant b&b in terms of the facility, good breakfast, and comfortable beds.
Although the woman who greeted us when we arrived was very welcoming and lovely, the owner who served us breakfast was much less accommodating. We were unable to get coffee before 8am which may seem minor if not for a self service coffee machine which, for unknown reason we were not able to use. There was a lack of warmth of welcome that we have come to expect at most b&b's in Scotland. Or perhaps she was just having a bad day.

Room was modern with great quality furnishings. Facilities within room were excellent. Staff very friendly and helpful.
Clean room en suite facility and value for money.
Breakfast was a surprising change for the normal fair offered, although the pancakes were not home made, but from a package. It kind of cheapen the meal a bit. The smoothy, however was wonderful. It was lovely to be able to make hot chocolate in my room.
We were in the attic overlooking the road, so the road noise was a bit loud even with the window closed, but we needed to have the window open for air circulation. We also shared the bathroom, (one floor down) with several other rooms. It was a pretty small bathroom and there were no towels, so you had to remember to bring your own when you went to the washroom. WIFI was really only available in the room off the dining room on the main floor.
The choice of breakfasts, with a twist on the usual egg and bacon! Having a homemade smoothie each day was great! Being able to have conversations and following recommendations from the staff and fellow guests as to where to eat or to go to see the sights.
Nothing - it ticked all our boxes. When we had to report a problem with a room blind the proprietor immediately rectified the problem. Water pressure to the shower was a bit slow, but apart from that there was nothing else lacking in the amenities.

Very small twin bedded room with shared shower and toilet downstairs. Sign outside said ensuite in all rooms... not in the one we were allocated though.
Room, facilities, shower room, dining room and garden looks an amazing. We really enjoyed our time over there. There was a such a lovely lady, who have been waiting for us, even if we were late to check in :) Friendly staff, clean and cute room. Great opportunities to relax and enjoy your holiday :) I will defenitely recomend this place for my friends!
Large room. Welcoming staff. Ambience was most relaxing. Sharing a breakfast table with other guests was very pleasant.
The location very near the sea and took some lovely pictures , if you like the sea, then give this a try, centre of Edinburgh is not to far to drive or use a taxi, discount if you tell them you are from Grove Guest House.

The shower was terrible, no fun when you're 6'5" and standing in a bath tub with a dribble of water on your back.
Breakfast was excellent.

Bed dipped badly in the middle. They tried to camouflarge this with a pillow topper which wasn't effective. Fridge was off and closed on arrival. When opened it Smelt and the fresh milk curdled. The blind was heavily mildued. The room had a glass wall next to the staircase down to the shower/toilet. This was covered by a roller blind which was ineffective in keeping out the light. This room appeared to be a makeshift room to earn an extra dollar. We have been travelling for 8 weeks and this room stood out as our worst one yet. The photo on the booking site looked nothing like the room we were given. Very disappointed to say the least!!!!!
