Plenty of parking and good location on a main route to Eastbourne.
Wi-fi at extra cost so did not use. Rooms are essentially old-style two tier motel rooms with revamped bathrooms and furnishings - not obvious when booking.
Very comfortable & spotless room- great Breakfast - very helpful friendly Staff. An experience I will certainly repeat whenever I am in the area.

The staff were really helpful and welcoming. The room was exceptionally clean and very nicely decorated and the bed was really comfortable. Breakfast was very tastes and there was a good selection of food.
The heating was left on all night, which I feel was unnecessary for this time of year. Also the shower was obviously connected to the other rooms as every few seconds it went from boiling hot to freezing cold.

Steps going to our room. Very hard to sleep because of traffic,we also found it to hot,so had to keep window open for air and to cool off.

First room - the bed was broken and yet still made up? Second room - issue with the door lock. Room not very clean. Very hot, couldnt open the windows much as lots of flying pests. If you opened the front windows you heard the main road clear as day. Double glazing would have helped... Food was ok but stodgy and looked microwaved. Breakfast was dire and was so put off i had a small bowl of cereal to appear polite. Showers didnt appear to have and regulators on them as both rooms had showers that went from bleeping hot to ice if seconds without any help. Helped wake me in the morning but not in a good way.

The Staff members were very helpful, Breakfast was really well presented,with the eggs being freshly cooked not left to go rubbery. After a very cold night at a nearby Barn Wedding,we got back to find the heating had been on earlier and the room was very cosy Reasonable price considering it was August Bank Holiday weekend

Room: bed linen not changed daily, carpet not vacuum cleaned daily.
The included Full English (or veggie) breakfast.
First, a price increase that was *not* as advertised. 2nd, an un-serviced room - bed 'just slept in', used cups, used towels. 3rd we were given another room, which had bed-head shelves hanging off the wall, so you could not put a cup or glass on them without sliding off. Both rooms had a 'dated' look, and shabby décor / cupboards, and the bed mattress must have been 20 years old if it was one year old! Lumpy-bumpy springs which 'boinged' on turning over!! 4th, dust that is thick on some surfaces - like around the tea-making shelf and behind the bathroom door, which clearly had not seen a mop for months! 5th, only one 'plug' to share between the bath and wash-hand-basin! So you cannot be running your bath whilst washing your face. 6th, the dressing table lamp (old) was falling apart and did not switch on without "fiddling with" the switch below the bulb. 7th, most hotel rooms either lock with the door-key, or lock when closed. Not here... after (literally) 10mins of trying different ways to lock our room door when we were leaving for the evening, I gave up and approached the Receptionist for the 2nd complaint of the evening: how do you lock the door? She came with me to the room, and showed me a tiny little sign, about the size of an address label, just above the inside door handle, which described how to lock the door. As there is a coat hook on the door, which I'd hung my jacket on, this obscured the sign. I said surely very few people would ever spot such a small sign for such an important aspect, so why didn't they advise guests, on receipt of their key, how to lock the door? Apart from this, the price was advertised as "The only room we have left" and at £65.00. But upon arriving, they wanted £75.00, saying the double room is £65 for one person staying, and £75 for two! Ridiculous! All hotels charge more for *one*, not *two* staying in a double room!

Reception unmanned until 0730. No breakfast available until 0730. Whilst given milk and cereals to take to back to the room unfortunately, there was no fridge; milk went off!! Rooms very tired and desperately need modernising.
The Forge Pub area was lovely and the food was excellent. The gardens around the pub were also delightful and really well kept. The staff seemed very friendly and the lady at breakfast was very efficient.
The room was appauling for the money I paid. It was like going into a block of council flats with rusty railings at the front. The bathroom was awful and everything needed ripping out and starting again - sorry!
Breakfast & dinner were fine in the main building, and the staff were friendly.
The room was small and more like a motel.
