Location and size of the room.
Very shabby premises. Bathroom very old and in need of refurbishment. Breakfast not included . Price was high for condition of premises .

I didnt like the fact that the shower overflowed and I feared it would flood the room. Tv was really small. The windows were full of mildew and did'nt appear to have been cleaned. milk was not in the room but had to be collected from fridge (Held in a broken flask in a public space) The tea bags (2) were given out at reception when we asked where the tea might b e found. All this did'nt really matter though as it was literally a stop off down to Essex. but if we had to stay for longer I really would Not have been happy.

This guest house is in need of modernisation, my single room was out of the seventies with everything broken or falling apart. The whole place needs a complete refurb and redecoration. The front entrance carpet was soaked in water from a leaking radiator which had a margarine tub to catch the water! It smelt like an old persons home.
Staffs were very helpful and ready to help quickly with any issues. Especially the Manager Sue was very caring and polite. Thank you for looking after us.
We were offered a room right at the front next to the main entrance to the hotel; we asked to be moved to another room, which was very noisy because it was facing a very busy main road. The room was not very clean and bathroom was very unhygienic. Had to wait for the next day to get a better room

the woman at the reception has been really kind with my family , my mother forgot that she had to check out before 11 and so she left the room , the lady of the property has been really patient and understanding and she allowed them to left later even without the request
the place were not really nice , the furniture were old .
The lodge was close to the attractions that I was attending. The staff were very helpful in regards to an early departure to London also. Car parking was good and the breakfast was great. Thankyou. Jim.

Bed was uncomfortable (spring had gone). Hair drier was broken (tube broken so air came out under shaver unit with which it was combined). Shower a bit tricky to turn off without turning balance of hot water as well.

The location was ideal, close to the city centre, only 15 minute walk.
The noise from a water pump which was next to our room. Every time someone turned on the hot tap, the pump started. On the first night it happened regularly, the second night not as bad.
We liked the fact that there was a car park in the rear of the building. It was fairly easy to drive around from Hamilton Lodge. There was a bus stop 5 mins away. The staff were really cheerful and always willing to help answer questions. The rooms were large enough with a kitchenette . Really convenient. The University was nearby. It took us 10 mins to get to the hall to visit our son. Thank you Hamilton Lodge for a very pleasant stay.

3 lights in bedroom not working, and sink plug didn't fit. Toilet and shower were on a different floor (to bedroom in the roof space.
