I was looking for somewhere to stay whist visiting family and the Hamptons fitted the bill, small but clean room, spotless en site and crisp fresh bedding, god location on edge of Kemp town and Brighton city centre just of the seafront.

The full length mirror at the side of the bed. The proximity to Brighton town centre. Finding somebody else's dental floss on the bathroom floor. Broken window pane. Lack of blackout blinds/curtains

Four stars?! I think not. The hotel is very drab and very expensive. Poor value. Abrupt staff. No milk in room, old dusty teabags, fuzzy tv, mattress was broken, seaview from room was a crane of the neck, no vegetarian options at breakfast (I do not expect to have to pre-order in a 4* hotel). Food was okay but nothing more than I would expect in a travel lodge. Room booking had not gone through to hotel. A very poor experience in a lovely city. Not going back.

Breakfast was fine, bed comfortable, location good, staff friendly Toilet not en-suite (Stated en-suite bathroom in description which was a bit misleading as only sink and shower booth in room)

The hotel was not presented as it was sold on the website. small room, with tiny bathroom, broken toilet seat, blocked sink and bath. Rattling window all night. The room facility were all there such as hair dryer, kettle etc however they were of poor quality may be costing £2 each. I really believe that you should check the hotels as mistery guests before you sell them on your web site. What we were offered for the money that we paid was really disgusting.

It not a Hotel. It is not a hotel. It is a Hostel , first thing, and inside Hostel an average one, so feel this should be stated in your web page. 4 start hote did say and the prize, absolutly out of this league.so dissapointed with the hotel and this web page for this. Noisy at night with the other rooms as can hear all... My toilet, shower was not drawing correctly either,, they did not clean the room either...

Byl v blízkosti mé školy Hotel se v původní nábidce označil 4* - čtyřhvězdičkový. Podle středoevropských kriterii by neměl nárok ani dvě hvězdy.

Personne chaleureuse ( quand elle était présente ), bon petit english breakfast, bien situé. Chambre double correcte mais single trop petite.Tromperie sur le wi-fi annonçé mais absent dans les chambres single du 3ème étage.Pas de bar, pas de parking. Personnel présent qu'au petit déjeuner. Même obligé d'appeler un numéro pour le check-in car personne dans l'hôtel à 11h du matin en semaine;

The location The comfortable bed The hotel is not a 4* hotel, the bathroom was dump, the windows falling appart. I would give it maximum 2 stars. And definitely not a good value for the price.

Very, very, very small and rather run-down single room. It was clean and comfortable, and staff were correct, but only recommended for those looking for a real "budget" experience. I have stayed in much better establishments in the area for the same price (Kelvin Guest House highly recommended).

- Good location - A bit run-down room, not worth more than the discount price - staff difficult to contact (e.g. could not manage to get password for the WiFi) - some empty sugar sachets among others on the hot drink tray in the room - one towel and just a tiny shampoo provided (no soap, no shower gel) - although as a compensation a free condom in the wardrobe ... bit confusing in a single room :) ... or have I missed something?

Generally, I was welcomed and the receptionist was chatty. This hotel could be lovely. As I walked up the three flights of stairs to my room, the overwhelming waft of of 'teenager unaired bedroom' was overwhelming.The towels and bed clothes were not fresh and the bed was unmade on the second day. There is generally a run-down, don't care feel about the place - a shame because there's such potential.

I am not complaining I am just telling everybody to never consider staying here!!! They call this a 4* star hotel and I really can't see why????! Very poor English spoken, owners were extremely unhelpful and unfriendly. Had to climb floors of stairs to get to the room which was ridiculous especially for an elderly woman, my granny found this a real struggle. The whole place smelt really bad and there was a very unwelcoming, claustrophobic feel to it. They advertise having a fully licensed residence bar ... there was no bar, this is false advertising and this matter is being taken further!! The lounge was a disgrace, untidy, paperwork everywhere, owner didn't have a clue about rooms or keys and I certainly would not have had the breakfast! It was this bad that we left and came home, it ruined our holiday completely ... worst experience I have ever had in my life! On top of all that they still had the cheek to charge us for the first night .. ridiculous! Please stay away from here! This is being taken further with our solicitor!

As it was the only room available for under £120 that whole weekend, it was more than acceptable. Location is great and spacious, clean room. Staff were very friendly.
