    A warm welcome. Friendly hosts. Very large and comfortable room with beautiful views. Would recommend it and look forward to coming back again.

    Excellent value for money. Friendly welcome. Room - great size with views front and back. Enormous double bed - one of the best night's sleep I've had for a while. Great breakfast delivered to the room to be enjoyed in own dining area. Bathroom.

    Absolutely nothing important, except maybe the TV didn't work properly (needs a new digi-box that doesn't keep freezing)

    The location and facilities were perfect for us as we have a dog and it was great to be able to have breakfast in the room. The family were really friendly and looked after us really well. Perfect!

    Spaciousness , cleanliness and comfort of accommodation. Willingness of owner to ensure I had everything I needed and her helpfulness.

    Very clean friendly and near to village. Good views

    Entrance was behind a garage ! No toiletries or bottles of water provided which would've expected for £80 a night. Breakfast, bacon and toast were hard. Tap dripped constantly. Felt £7.50 a night for the dog was a little excessive. Overall felt it was overpriced for what it was , basically a room above the garage!!

    Location for Hawkshead (2 minute walk) and Grizedale Forest (5-10 minute drive). Dog friendly - breakfast even served to room. The owners are very nice and we're always around to help. We will be staying here again if it is available.

    Large comfortable room and large bed. Good location. We liked the breakfast being served at a table in the room which made it more suitable with our dogs.

    Very cosy and warm especially after being out walking. Drying area. Attention to detail. Torch provided to help walk down lane to village. Easy to find Breakfast served in room

    I loved the fact you had your own enterance. lovely big room gave it A home from home feeling. nothing was too much for emma right down to giving me A pint of milk. she came and checked up after about an hour of me being there to make sure I had everything I needed. lovely touch of having A torch handy for walking into the village in the dark, lovely views to wake up to. will use these again and will past details on to other people.

    bed was very comfortable, breakfast very good, close to village

    there was no hot water for bath on evening and again no hot water for wash in morning

    Made to feel very welcome. Left to my own devices even having my own entrance to the property. Room larger than I expected, bathroom contains bath and separate shower. Beautifully maintained and clean. Lovely owners, nothing was too much trouble. Would definitely stay there again. 5 min walk from Hawkeshead with beautiful scenery.

    Nothing not to like, was lovely.
