I stayed here some years ago when it was a Copthorne Hotel. I remember it so differently to what I found this time. While the location, once you get there is good, if you like being by a lake and not near anything else, it is the route to/from the hotel that is off putting. The route from the main road gives one an impression that the hotel is going to be downmarket. It is now down market and does not deserve a 4Star rating. Is condition and facilities and price might qualify for a 3Star rating. I am a very seasoned traveler, spending upwards of 200 nights per year in hotels around the world, and can say with certainty that this hotel is badly in need of a complete refit. After which if the refit is done correctly could possibly be 5Star. However the route to/from unless improved somehow(?) may still be to its disadvantage. The staff were polite and tried to be helpful but their experience seemed to let them down. When asked for a brandy and ginger we were told they had no such drink, not knowing that brandy and ginger ale mixed was what was wanted. Breakfast was what I would expect from a buffet and we did arrive at 09:45 so I did not expect much. However I was surprised and pleased with the quality and service. The food in the evening was a disaster. The BBQ chicken was thin, dry and tasteless as was the chicken in a very poorly un-prepared burger. Give the staff their due I was not charged for that portion of the meal. This was not just me with a complaint the people at the next table who had also order a meal with chicken also complained.
Reception staff on arrival were very good.
Main restaurant had been closed since February but still shown on hotel info as being available. Very limited TV channels in room. No Wi-Fi in room. Cannot see how this hotel warrants a 4 star rating.
Tired room from the 70's Ignorant night reception gent. The rest were pleasant. amount of dead flies/bugs near the window. Dirty balcony, would have enjoied sitting out but is was filthy.
breakfast was too expensive. Bathrooms need updating.

The location is nice, off the beaten track but still within an easy commutable distance of Reading or Theale and close to the A4/M4. Every room has a view over the lake and rooms are a good size. Free parking :-)
It's not the cleanest of places, especially in the bar area; the ceilings are very high but still huge cobwebs above your head while you're eating/drinking isn't a good thing to see!

The price of the breakfast was to much
Staff doesn't care, tray with dirty dishes left at the next door room was not taken away for 12 hours; taps in bathroom are leaking; towels were not fresh. Apart from this, no wifi in rooms and dilapidating state of the hotel in general

No air con It was 86deg in room and can't open window because of midges. The hotel is in a bad state of repair

limited tv viewing no air con selection at breakfast although good could have been better - told toast only came in one colour burnt!
The view is remarkable and once the hotel is revamped then it will be excellent. Food very good.

it was very very quiet which made a refreshing change. BUT!!!
it seemed an effort for the staff to serve us. The bar man had never heard of pimms!!!.and we eventually got a coffee in the morning which i had to send back as was weak and unworthy.

Prices of drinks at the bar. 1 pint of Lime cordial ans soda, 1/2 pint of lime cordial and soda and 1 fizzy drink plus two packets of nuts cost almost £10. Room smelt of cigarette smoke.
Good location, helpful staff, Facilities in the room were basic with very limited entertainment available.
Bit difficult to get to, can do better in keeping the place cleaner. Room furniture was a bit old and tatty.
The gym was quite good. Plenty of parking.The lake view from the room was excellent.
Nothing in walking distance. The food was expensive. The room was very tired with wall paper falling off the wall. Old TV with only 5 channels. The breakfast was a bit dry however I did go to the back end of service so it had been sat for a while. Chef cooked me an excellent couple of poached eggs ! The lady taking your room number for breakfast was very grumpy. Ground floor was out of use due to recent flooding - not a problem but was bit of noise from pumps / extractors.

Food OK, not overwhelmed by quality and portion sizes and expensive. Hall ways to room still very smelly of damp and must although my room was fine this time with no odour.

Taxi into reading cost 15-18 pound Recent flood damage to lower floors Feather pillows on the beds and I am allergic - although night porter searched around and was able to replace
