Location, location, location. Smart & elegant decor throughout. Public spaces -lounge, bar, dining area - were very conducive to good conversation. Room fragrance was disruptively strong...the heavy perfume was difficult to process (and I am not olfactorily-challenged). Had to use a spiral staircase to access room and then another staircase to access the toilet..would've appreciated being warned of this as an extra challenge for those physically less-able (I would've changed my booking). Room 14 carpet badly stained...would not go barefoot. Shower was door-less so water splashed towels on bar. Bathroom was tight, and wallpaper bore proof of earlier users. |

The beds were the comfiest ever, bathroom looked absolutely fabulous as well. Floor was slightly uneven, wasn't much of a problem however |

Pleasant greeting on arrival. Room was small, but well appointed. Very central location. Good breakfast. Helpful staff. Obviously well used. Although recently improved signs of wear & tear. Not the most competitively priced stay I've had. |

Everything about this hotel was perfect. The beds were extremely comfortable and there was a high standard of furnishings, adding to the general feeling of wellbeing in this hotel. the staff were polite, friendly and helpful without exception. |

The room was very well decorated and the facilities were exstensive. The Breakfast was superb. Room a little hot and needed to run fan. |

The main factor when booking this hotel was its position in the town centre - ideally located for most of the city sights/shopping. The fact that it is situated in a quiet side street and not a busy main road also helped in terms of noise etc... the only disturbance were the early morning seagulls! Not much you can do about that!! Hotel decor, friendly, helpful staff, delicious breakfasts all added up to a very pleasant stay. |

The hotel is situated very centrally and you can easily walk to all points of interest within Bath. The room I stayed in (number 14) was really cute and felt more like my own little apartment in Bath than a hotel room. It does have a lot of stairs, though, so not good for someone with limited mobility. The staff were wonderful and made great recommendations for places to eat and things to do. The full breakfast was good and is a real bonus for the price. |

The hotel is a high quality mix of dining,comfort,facilities,cleanliness,and city location all effectively brought together by very friendly and helpful staff,and altogether representing excellent value. |

Breakfast was included in the price. It's location. There was no lift or offer to take my suitcases to my room so had to drag my cases up three flights of stairs. My room was clean although didn't smell very nice. The room was also quite small. |

Location, location, location. Couldn't have a better spot to view all the sights of downtown Bath. The English breakfast is just right, and sets the day off perfectly. The hotel feels like home. |

Friendly and helpful staff. Excellent location. Good breakfast. Good bathroom. Expensive for what it was (although paying for location). Staff not particularly knowledgeable regarding local area. |
