Excellent service. Great English breakfast. Every detail was taken into account. Very neat and clean. Personalized attention. Good location, close to the rail station and to most attractions through a very nice walking path along the sea front. Beautiful decorated bedroom, although a little small. (Bedroom 2). Check out time a little early, at 11:00 am weekends and 10:00 am week days. |

Staff were superb, really nice couple and very helpful. Great breakfast and the rooms were just stunning. An excellent experience all around. Great curry place not far down the promenade. |

The owner was incredibly helpful and friendly, our bedroom (room 3) had a beautiful sea view and was decorated to an exemplary standard and the breakfast was delicious.Also the location was ideal: only a 20 minute walk to Hastings Old Town but St Leonards is a quieter and cleaner area than Hastings itself. |

Excellent breakfast-especially the sausages ! Having stayed in many hotels, this is not really a hotel but a very up market bed and breakfast .The hotel is right on a main road and does suffer from traffic noise.Web site did not mention there is no dedicated parking for the hotel, two hour only slots opposite,this means leaving the car several streets away-at peak times and walking back. |

Room was very clean and we loved the bathroom and being able to have a relazing night without our children. We liked the comfort of the room. We would return to the hotel at a later date. Very friendly run and helpful. We had a loverly bathroonm but we did wake around 9am the next morning to find that there was no hot water for a bath we forgot to say when we came down stairs for breakfast. no telephone in the room so could not call. |

Seng and Elizabeth went out of their way to make our stay very special. The hotel is beautiful appointed and perfectly situated for wonderful walks along the sea front. |

It was our 1st wedding anniversary and the oweners couldnt do enough to make our stay comfortable and memorable. Seng and Elizabeth are very friendly and always made time to stop and chat whenever they saw you. The room was on the very top floor and although a long climb was worth the view, it was possible to sit in bed and watch the sea. Would definately recommend the hotel & will be going back. There was nothing we didnt like, the hotel had great attention to detail and very friendly |

I did not stay in ths hotel. It was booked as a surprise for my son and daughter-in-law. They thought the room was fabulous and luxurious, especially the big bed! |

The proprietor was very friendly and helpful. It was possible to park the car outside the hotel, which was fantastically unusual in a town. The breakfast was very good. All the products around were quality from the shower gel in the room to the Heinz tomato ketcup. No nothing. I understand that the toilet on the first floor is going to be refurbished. At the moment it is not usable. I did not want to go back to my room on the second floor once I was downstairs! |

The bedroom decoration was to a high standard and the breakfast was good. The rear of the hotal which our bedroom and also the breakfast room overlooked, was dirty with a lot of rubbish. |

owners are very friendly and go out if their way to help. Lovely breakfast. Parts are a little scruffy and haven't been done up. The room was at the top of the house which was very hot. Very noisy at night. |

Modern, clean room and bathroom. lovely owners, great breakfast.. couldn't fault it! Nothing to do with the hotel- but the area wasn't the nicest.. I should have done more homework on Hastings/St Leonards, not quite the quaint sea side town we were after. B&B made it a lovely break though :-) |
