Very nice bar on the ground floor with great view of the sea and you can walk straight out onto the promenade. Excellent breakfast. Friendly staff.
I put Quality of Sleep as only Fair because the room was very hot even with the window open, though I doubt there was anything the hotel could have done about this.

when we arrived at 4.30pm the room smelt of BO, we found the sheets and pillowcases had not been changed,We talked to front desk and eventually at approx. 8pm they changed them. Disappointing!!
Someone to clean would be a start
Friendly staff. Lovely cooked breakfast. Perfect location.
Noisey people going up and down stairs in the morning .
Beds were on the hard side. Food was disappointing.

City center looked very dated and Very invited .for that reason we would probably choose another Town to stay if we ever choose To visit Suffolk again.

Reception and staff serving breakfast very pleasant and helpful. The bar area was very well set out and the terrace was lovely with the added bonus of the sea view. Room was of a good size and was met our needs.
The floor boards need some attention in the hallways as very creaky. Didn't sleep that good as mattresses are basic with springs prominent. Also could hear person in next room snoring most of night. Bar staff should be more aware of who is next in line to be served as my daughter waiting and someone who had just walked up was served first.

rooms a bit tatty some lights bulbs did not work pointed this out but did not get replaced but still exellent value and would recomend staying there

Great location on the sea front, friendly staff, excellent breakfast. Third visit in as many months and would not stop anywhere else in Lowestoft.

Nice to be close to sea
Baking hot room, smelt of old boiled cabbage from the kitchens below. Night club next door played loud music till gone 5am then had drunks shouting outside. Bit of an industrial estate. Needs a fan, good ventilation and some air freshened I'm afraid.
Staff are very friendly. Restaurant food is excellent. Breakfasts are freshly cooked and high quality. Dinner equally lovely. The terrace looking out to sea was really special.
We were booked into a tiny double that backed on to the bin area. We had trouble sleeping as the bed was amazingly creaky - the bin lorries arrived early the first morning and there was a lot of noise from the nightclub next door on the second night.
Noise when doors banged shut?
Location is good overlooking the North Sea and South Beach. Staff were very pleasant with a ready smile. Food was good.
Restaurant staff service was average for a very busy restaurant, except it was not busy.
Staff were very friendly. Hotel was in lovely location and we had a nice room. Breakfast was good and food was good.
Thought prices in restaurant were a little bit expensive. Vans parking in middle of car park making it difficult to park. Some towels were a bit old and could do with replacing.
What a find! Fantastic, large ocean front dining room with lots of glass, decking with external seating, a bar and coffee and cake counter. Great food. No mean portions from this hotel. The staff were very friendly and helpful too.
Sea front viewing position
Disco noise next door, bedding not changed at arrival,
Larger room than expected with usual room facilites including large flat screen screen tv and comfortable bed in quiet location
Armchairs provided in room were small and uncomfotable. Shower provided over bath had miniscule flow of water making it almost impossible to get effective shower. Had to run water for up to 5 minutes on sink to effectively get hot water on hand basin
Staff helpful. walking distance to town and on beach front.
Pillows needed to be replaced. no remote for t.v. limited parking when a wedding is held there.
