Decor bit out dated. Breakfast poor very little Mushrooms on toast.
The restaurant was well furnished and designed, some staff were friendly, the room service was quick. The tv in the room was placed well and nice assortment of refreshments and water were left as a compliment
The bath had enamel missing and looked awful, The shower was connected to the taps and one minute it was hot the next it was cold, The whole of the hotel smelt damp and foisty and this included the room my partner stood on a carpet tac which could not be removed and injured his foot. We were put in a room opposite a night club that did not finish till 3am which also has police riot vans outside of and the noise finally ended at 4am the hotel also had rooms free away from the night club. The bed was old and you could feel the springs in your body which was not comfortable, the towels smelt mouldy. The breakfast was awful everything was deep fried and was served with no butter and no baked beans the whole stay was not worth £85.00 it was horrendous

Drinks very over priced . Bedding looked tired and washed out. Our room too hot no heating on Rat yes a Rat on the decking just outside the dining room window running about when we were eating Sunday breakfast.seen four times.
The staff were friendly and helpful. The view over the sea from my room was stunning. The food was very good. I'd certainly stay there again.
The lift was out of order for a day.
The Bathroom door would not close. And Needs sorting out the hinges creak very badly Bare patches of plaster by window, Shower leaked. Room Did not look at all like the one in the advert. Superior Double room? Hardly Superior in our opinion. Maybe the Premier inn would have been a better option. Given a tiny room on arrival, and hastily given this one after I had been to see the receptionist. Breakfast was also missing some items from the advertised menu. Staff were too busy to care and more interested in clearing up.

Really awful dinner. In Lowestoft I would expect good fish. The battered cod I had was inedible, Mostly overcooked batter. Very little fish. I was not charged

Whilst I appreciate that it was the end of the season, there is no excuse for the hotel being very tired and filthy. The room was grubby to say the least, in fact any surface you touched was full of dust! (I was explaining this to reception and touched the reception desk to state "like this" and my finger was full of dust) Breakfast was a joke, with no orange juice, yogurt or bread to toast! When we asked for the above, it took more than 10 minutes, which is a long time to get a loaf and open a carton. All of the above were on the menu. It took 40 minutes to get some bacon and poached eggs. Other quests,, were also asking during this time--it was like they weren't expecting anybody for breakfast

It was too hot. Some areas were quite rundown decor wise. The light fittings on the fire escape stairs made me laugh they were so horrid. Bar staff were slow to serve and clear tables. Were friendly enough though. Cleaners knocked on door twice before we vacated. Need door signs or communication between cleaners and reception staff. Rang reception and got no answer.

Perfect location on sea front. The sound of the sea through the open window. Friendly and obliging staff. Good breakfast.
Sea view was through a rather small, double-glazed window, which was steamed up between the panes. Late night bar had run out of cognac!
Good food clean and tidy excellent views from the bar area.

Everything! The location is poor! We asked for a room with a sea view and we even paid extra for it. But all we could see was a roof and the sea faintly above it. Staff were completely incompetent. People in the room above and next to us were constantly arguing and banging, we complained to the staff about it but they didn't do a thing about it. The bed we slept on was the most uncomfortable bed we have ever been on! It offered no support, the pillows and quilt were thin and old. Every time you so much as coughed the bed creaked! If you want to be surrounded by incompetent people, to sleep in a monstrosity of a bed, to have an eyesore of a "view" from your room then pick this hotel by all means.
Location, although we were in a sea facing family room. Staff were welcoming, food was fantastic, room was spacious and clean. Beds comfortable.
The room was very hot, but the heating wasn't on, I think the room was above the restaurant though. nothing really you can do about that though.
We stayed Saturday to Tuesday in the Ryan Suite. The hotel was busy but staff were friendly and always willing to help. Breakfast excellent on all three days. Evening carvery was excellent value for money but we found the al a carte menu disappointing. Overall good value for the price we paid.
The lift was out of order for our entire stay which made access to the 2nd floor Ryan Suite a challenge for my disabled partner. The room decor was tired and in need of refreshment. Disappointed the spa bath was not working.

restaurant staff not trained enough, not there fault. lift to old broke down on Saturday was still not working following Saturday. One reason for booking was lift as I am disabled. not enough variety in meals. Breakfasts varied in quality depending on chef that day.

Nice sized rooms, comfortable bed, and nice bar / terrace area.
It took 40 minutes from ordering breakfast until it arrived - two members of staff that I asked about the order were quite dismissive and didn't offer any form of apology which is a shame as everything else about the stay was pleasant.
