Very friendly and comfortable stay at a great price. Location is lovely and the bedroom, whilst small, is extremely comfortable. A very creditable range of tv channels too! I've never had such an enormous dinner! It was very good and reasonably priced, and the breakfasts are just fantastic. A real welcome at a lovely spot. We'll be returning.

The fantastic welcome given by the host as soon as we walked into the Pub was exactley what we needed after a long day travelling - his welcome made the stay Brilliant How many other places would you go to at 10.00 o'clock at night and they would cook a meal for you as you were starving - the hospitality was the best I have encountered for years - not many At the HAwkins Arms the hsot offered to cook anything we required and NOTHING was too difficult Couldn't sort out the telly in teh room

The landlords were very nice and let me in 15 mins early to the room (I hadn't relaised check-in was 5pm). I was looking for a reasonable place to stay where I could get an evening meal on the premises. The meals at the Hawkins (dinner and breakfast) were very good and the dinner was particularly good value. Lots of choices. Beer was very well kept. I also wanted to be close to Truro, where my business call was to be next morning. The landlord told me exactly how long it would take, given am traffic and he was spot on. If I'd decided when to leave based on how far the pub was from Truro, I'd have been late. I liked having a desk to work at in the bedroom and a hairdryer. I didn't like how noisy the room was (above the bar and the kitchen) until 11:30pm. The bathroom was tiny (although adequate). The whole downstairs smelled of fried food, so I was conscious of the smell on my clothes when I left. I wonder if kitchen ventilation is adequate, as the smell of frying hit one on descending from the bedroom.

The price and availability at the time. It is a matter of expectation and experience. If you want a roof over your head, clean sheets and a passable breakfast on a budget this place fits the bill so long as you don't look closely. There is however room for improvement on all other fronts, it could be so much more but then again I suppose so would the price. If your room is above the Bar and it is a Friday night it would be better being in the bar enjoying a fairly decent pint rather than thinking of having an early night. I would however single out the food served in the restaurant, I would recommend dining elsewhere.

The staff were very friendly&the food was outstanding,huge portions-hard to manage a pudding, great value for money!! The location was very central for exploring cornwall,which we did..would deffinately recommend.. No complaints apart from if u stay at the room at the front which is directly above the bar, bit noisy but not too late.but u soon get use to it.

Typical English pub with B&B in very convenient location for all major sights in Cornwall. Nice room with all standard amenities (in suite bath, tea/coffee, even some fresh fruit). Great breakfast. Lots of parking space in the backyard.Friendly owners. Can be noisy on weekend nights, as our room was directly located above the pub.

It was close to Lost Gardens of Heligan and so stayed two nights in order to get a full day at the Gardens. Great to stay at a local pub - got to experience the atmosphere! The food was excellent!!

I had a nice time a the hawkins arms but, I was a bit disappointed that the tea and coffee in the room was'nt filled up everyday , I had to ask for milk and water to be placed in my room . I would stay again .c Barker....

The food was very good .staff and locals were very friendly .the room was very nice . The carpet going up the stairs to the bedrooms could do with cleaning.and the shower cubicle had seen better days

Welcoming staff, nice room with extra touches eg.fruit, biscuits, drinking chocolate, bottled water , shower gels as well as the normal tea coffee etc very comfortable bed. Pretty pub with every thing we could want for breakfast , also situated in a pleasant village close to truro and the eden project . The bed was on wheels which when sat up watching television it did tend to roll away from the head board.

All as expected for a quiet country town pub. Small but comfortable rooms ( leave your big suitcase in the car !). The free wi-fi is useful. Meals good. Be aware that if arriving on Sunday you cannot check in before 6 pm. This was not mentioned in the hotel's details on booking.com

The staff - from cleaner to the boss were helpful and gave excellent service - the food was as excellent as the hospitality. Everything was clean and well presented. Room lacked comfort and was small. Pub noisy on Friday but we have to expect that.
