    It was a place to relax in and enjoy being on holiday, close to the city and attractions. Helpful a friendly staff. One of the most enjoyable places to stay that we have been in.

    Probably a lower cost would be great.

    A nice, small B&B type hotel. The room was reasonably sized, clean and appeared recently remodeled. The continental breakfast was ok, though the pasteries could have been better.

    Warm welcome at breakfast and a lovely selection of food. Staff always happy to answer questions and give advice. Extremely comfortable,quiet and spacious room. Happy to recommend and hope to return soon.

    It was a fabulous weekend, the hotel was great, especially the breakfast. The staff were very good s well.

    The view from room 20 is not very nice.

    Room dusty, shaver point not working.windows, frames,net curtains dirty, one curtain hanging from rail. Hard to open windows for some air, beds hard. could have been more variety for breakfast, (mushrooms, sausages, hash browns etc), plus different cereals.

    - easy access to all forms of transportation and easy walking distance to DIY center - nice full breakfast - free wifi - updated bathrooms and nicely decorated, spacious bedrooms - quiet street, safe neighborhood

    - beds could use some updating; ours was very uncomfortable

    Room was very comfortable, had all the amenities. Staff was polite, friendly and helpful. Location was a nice quiet area at night, yet a very close walk to anything and everything.

    Convenient for tram service to the centre of Edinburgh and main line station. 5 mins walk to Haymarket Rail Station. Good choice if you are visiting the Fringe Festival. Hotel a bit old fashioned but the room was a good size with modern bathroom fittings and excellent shower. Staff friendly and accommodating.

    spacious room, clean, close to transportation to anywhere. Within walking distance to eating places & tourist interests. Rooms had lots of historical character which is more interesting than a modern hotel. Would stay here again.

    Mattresses & pillows could have been a little comfier. No phone but staff did allow us to use the hotel's main phone. Prices are high but in line with everything else in Great Britian.

    Staff very helpful, good meet and greet. Showed to room, everything explained very well. Breakfast great. Poached eggs cooked to perfection.

    As room on top floor power of water in shower not very powerful. Only minor issue

    Good hotel location for travel by train, bus or tram. Staff very friendly and helpful. Room clean and tidy. Will use hotel again when visiting Edinburgh.

    Very friendly & helpful staff that nothing was too much bother. Hotel with pleanty of character, (maybe a little dated). Good breakfast.

    Expensive, but only because of the Festival & Tattoo. No different to EVERYWHERE else in Edinburgh.

    The staff was very helpful. Nice, clean rooms

    You have to walk a bit to get to the more “interesting” areas of Edinburgh. The breakfast could be better (and included in the price! (yes part of it (coffee, juice, cornflakes) is included but not toasts, eggs, bacon...)

    We enjoyed being close to the city centre, the distance walkable, but with buses easily accessible and reasonably priced, too. We loved the old-style high-ceilinged rooms and the modern en-suite shower. The staff were pleasant and helpful, and the bar still open for a nightcap when we returned after a hard day at the Fringe. Breakfast porridge was great, set us up for the day.

    If I was looking for something to improve, the breakfast kipper could have been more moist. It was a bit dry, but was still a tasty treat.
