Position. Close to some good pubs as well as close enough to attractions such as Royal Mile. Lovely breakfast place just 2 minutes away.
Carpets were not very clean both on the stairs and in the bedroom. Also the window latch was damaged so could only open wide or not at all.
We liked the sweet charm of the refurbished bedrooms, the atmospheric bar and lounge area, the secluded courtyard outside the bar for a quiet drink and the friendly staff.
There was nothing that we did not like at this hotel.
Great service, location, comfort, will definitely stay here again.

The hotel is a great place to stay with excellent rooms and a top notch breakfast. There are some nice bars and restaurants within a couple of minutes walk.

Edinburgh in August is expensive! we were surprised that cups used previous day were not replaced or cleaned.

Told on arrival that they had a deal with local parking, however they failed to mention that they charge you £5 for the privilege. That plus festival rates make it a pricey stay.

Loud noises in the night - banging doors. Also it was a bit further from city centre than I thought it would be.
Nice decorated Room, we had an upgrade & so a very nice bathroom with a great shower & a lot of space. Honesty bar in a beautiful furnished " living room" with a goid range of different drinks.
Friendly and attentive staff. We got the small double. It was fine. We had a problem with bathroom though.But they solved it even if it was very late at night. Location is not for everyone, I would say. It is a nice and quite street. There are restaurants and bars around. But it is 30 minutes walk from Waverley Station if you are not carrying anything and know your way. Close to Haymarket Station though. Cab costed 21 pounds for airport (paid with credit card). Not too bad for Grassmarket. So check a map before book it:)
Our toilet was blocked at night. They solved the issue quickly. But still it was not nice to have a blocked toilet.
reception was empty (around 12am) the guy who came out 10 mins later appeared to be tipsy or high. However, he was still very friendly. location feels a bit dodgy.
The room 316 is extremely hot, ventilation is poor even with window open, no electic fan is available, toilet is small and with no window

I hated to listen every single day somebody trying to close a door by bangging a thousand times.

It was unusually warm while we were there. Could have used a fan to cool our room down, but they didn't have one. Otherwise, Excellent!
From the time I checked in and received and excellent welcome to the time I departed I thoroughly enjoyed my stay at the Brooks Hotel. Well done to all of the staff.
Close by City Centre attractions and shops with a fairly level 10/15 minute walk without the noisy revellers often associated with city centre hotels. Friendly hotel staff and good quality facilities at a reasonable price including free wi fi. Breakfast not included but worth the extra cost as plenty of choice and freshly cooked to order. All in all a good stopover for a city break and well worth a return visit.
Some rooms a litle compact in size and some traffic noise at the front of the hotel.

Stayed in a Compact room, very small for price paid
When we arrived our room wasn't ready, but within five minutes the staff had rearranged double they had prepared for the twin room my mother and I needed. The hotel was nicely decorated and true to the pictures provided; the large lounge was my favourite room to sit in as it was quiet, spacious and looked out on to the garden. A great place to sit and have a drink, which I'll definitely do on my next stay! We asked for an ice bucket, as we were enjoying a glass of wine in our room, which was brought to our door within minutes. Nothing seems to be a task for the staff; they remained quick and helpful throughout our stay, especially when we asked for local restaurant recommendations. All in all a good experience - will definitely be back!
No one greeted us upon arrival, had to wait a couple of minutes at an empty reception. No loo roll in room, had to call down to request it. Price was a bit steep for a 2pm check-in and 11am check-out. Check-in/out times were disappointing and it felt like we didn't really get a chance to experience and settle in for the night knowing we had to be out for 11am.
