I had just finished a formalised study tour as a group of ten people and was facing the next month solo. I was tired and homesick, had not had a decent bed/shower since arriving and needed a few nights in Edinburgh. I found Brooks on bookings.com and could not speak highly enough of the hotel and its staff! The bed was soft and comfy as were the pillows, the shower was hot and had actual pressure! It was clean and the room had plenty of space for me and ALL my luggage!! The staff were beyond helpful, storing my luggage the first day, printing my bus ticket the morning i left and also assisting me in sending a parcel back home. They printed the numerous copies off paperwork UPS required, provided tape and storage until the Monday for collection even though I left Sunday morning. I did not eat the hot breakfast but the continental was lovely!! As I got a deal off the website I can not comment on price etc normally but I was very impressed for what I paid. Wifi worked without a problem and the hotel is about a ten minute walk to Princes st. Well worth the stay!!

A minor detail ( to us). Our room wasn't made up due to staff error but was dealt with very well. However, they left a dirty saucer under the clean one which was off putting. The hotel was so beautiful it really didn't matter, so we didn't bring this up with the staff.

The staff were quite rude and very unhelpful and I've never been in a hotel with so many noises keeping us awake for most of the night even when we were given another room it was worse , washing machines on until nearly midnight until we complained then they were eventually switched off !!!

lack of food/snack for late arrivers - there are no options- at least some fruit or yougurt should be possible- or at lest warn the guests too bring their own food if arriving late
Brilliant location it is only a 10 minute walk from Haymarket station and a 10 minute walk in the other direction onto The Royal Mile.
The only bad thing was that the bathroom door handle was broken and there was no lock on it either just a hole in the door where it should have been. This by no means spoilt what is a wonderful hotel.
Quiet, comfortable, clean, and not too far from the center. Breakfast was great! We would definitely stay here again.
The location was good for us as we don't mind the walk. It was 15 to 20 minutes to the castle and High Street as well as Tynecastle. The internet connection was good.
We found the bed (we think it was a futon mattress) very uncomfortable. The one side was angled down so you were almost falling off. This could be because the floor was very uneven. The hotel did not seem very clean. I didn't want to touch the stairway doors. The carpet had black shoe prints on it and did not seem to have had a shampoo, ever. It was also not vacuumed while we were there. We probably would have changed hotels if the Ryder Cup was not on.
My boyfriend and I stayed two nights here while visiting Edinburgh. We were very impressed by the décor and the warm welcome. The best bits include the very comfortable bed, delicious breakfast, and the well stocked bar in the common lounge.

We had triple room. Very squashed. No room to move really Some staff not all that helpful except for kitchen staff who were lovely Heater not working and nobody could get it working. Thankfully it was not cold
The staff were really nice, the bed was so soft and comfortable..best bed ive ever slept in! Location was great, quick walk to haymarket and grassmarket. I even got upgraded to a bigger room because it was available! Free wifi great!

Very good breakfast, helpful staff except for one issue.
Broadband was inconsistent. Biggest issue was parking. They have an arrangement with a local carpark. Unfortunately it is very difficult to find due to the one way system. In addition it is actually more expensive to stay there through the hotel at weekends than paying direct! Also one staff member did not know the one-way system so sent us the wrong way!
Hotel decor and shower room and general character and ambience of the bulding. Lounge is lovely. Bed very comfy.
If you have trouble walking then it is a little far from rail station and tram stop. Toaster in breakfast room.Better to serve a rack of toast. Broken window latch. Difficult to fill kettle.

The room was extremely small as was the bathroom. Beds were not that comfortable. Door had to be slammed to be closed so we heard that slamming all night long.

Beds uncomfortable, noise level from street horrendous, bin men empty bins and bottle banks at 5 am. When complained told I should have booked a quiet room, sorry didn't see that on page when I booked. Also WiFi was hitty miss. Staff on reception more than helpful when I complained.
