Noisy guests came back to the hotel late at night very night. The wall and floor are too thin, I think.
A boutique hotel in a fairly central location. I had a very good room rate and was pleased by the standard of my room. The WiFi was fast and easy to connect.The bed was excellent, I slept very well! Good powerful shower in the morning too. Nice to be in city centre hotel in an historic building with a lift.
On road parking; I had no problem as I arrived after 7pm and left before 8.30am! Apparently the hotel does have parking 'off site' but it wasnt mentioned to me!

Good walking distance to EICC. I stayed in a compact room, which did not feel cramped. Excellent shower, good power. Decoration of room was lovely. Bed very comfortable.
Unfortunately, due to the one way system in Edinburgh, had a bit of a drive to get to designated car park which has a hotel discount.

Parking in the area is an issue. No street parking, and the hotel has a very limited number of parking bays available for 12 pounds extra for 24 hrs. We got the last available bay, and the couple that came in just after us missed out and had to pay 30pounds to park nearby. If you need parking, book your bay ahead of time. One side of the bed base had collapsed, So my wife slept fine, but i felt like i was falling out of bed the whole night. We reported it in the morning, but the guy on reception didn't seem to care.
Friendly staff. 10 mins from the castle. Stayed in a triple room with my mum and 10 year old daughter and it was a good size and all very clean.
Very welcoming hotel
Heating was set at 8 degrees which left the room feeling a bit fresh to say the least.
We liked the hotel very much from reception to breakfast and our room was small but very clean and light good shower we thought the honesty bar was a real thoughtful idea and well stocked breakfast was extra at £7if booked on Entrance and it was great parking was extra also but we both had a good weekend

I had just finished a formalised study tour as a group of ten people and was facing the next month solo. I was tired and homesick, had not had a decent bed/shower since arriving and needed a few nights in Edinburgh. I found Brooks on bookings.com and could not speak highly enough of the hotel and its staff! The bed was soft and comfy as were the pillows, the shower was hot and had actual pressure! It was clean and the room had plenty of space for me and ALL my luggage!! The staff were beyond helpful, storing my luggage the first day, printing my bus ticket the morning i left and also assisting me in sending a parcel back home. They printed the numerous copies off paperwork UPS required, provided tape and storage until the Monday for collection even though I left Sunday morning. I did not eat the hot breakfast but the continental was lovely!! As I got a deal off the website I can not comment on price etc normally but I was very impressed for what I paid. Wifi worked without a problem and the hotel is about a ten minute walk to Princes st. Well worth the stay!!

A minor detail ( to us). Our room wasn't made up due to staff error but was dealt with very well. However, they left a dirty saucer under the clean one which was off putting. The hotel was so beautiful it really didn't matter, so we didn't bring this up with the staff.

The staff were quite rude and very unhelpful and I've never been in a hotel with so many noises keeping us awake for most of the night even when we were given another room it was worse , washing machines on until nearly midnight until we complained then they were eventually switched off !!!

lack of food/snack for late arrivers - there are no options- at least some fruit or yougurt should be possible- or at lest warn the guests too bring their own food if arriving late
Brilliant location it is only a 10 minute walk from Haymarket station and a 10 minute walk in the other direction onto The Royal Mile.
The only bad thing was that the bathroom door handle was broken and there was no lock on it either just a hole in the door where it should have been. This by no means spoilt what is a wonderful hotel.
Quiet, comfortable, clean, and not too far from the center. Breakfast was great! We would definitely stay here again.
The location was good for us as we don't mind the walk. It was 15 to 20 minutes to the castle and High Street as well as Tynecastle. The internet connection was good.
We found the bed (we think it was a futon mattress) very uncomfortable. The one side was angled down so you were almost falling off. This could be because the floor was very uneven. The hotel did not seem very clean. I didn't want to touch the stairway doors. The carpet had black shoe prints on it and did not seem to have had a shampoo, ever. It was also not vacuumed while we were there. We probably would have changed hotels if the Ryder Cup was not on.
My boyfriend and I stayed two nights here while visiting Edinburgh. We were very impressed by the décor and the warm welcome. The best bits include the very comfortable bed, delicious breakfast, and the well stocked bar in the common lounge.
