the bathroom was very small with little room to turn around and no room for radiator so rather cold
Staff manner, room temperature, bed comfort, bathroom standard / cleanliness, breakfast quality. Displaying a 3* aa sign - extremely misleading.
Rooms and bathroom facilities very below standard, no wonder there was no photo available to view of the inside would not stay there again!
Good price, 10 mins taxi to centre of Edinburgh. Not the greatest b&b but you get what you pay for so good enough for a one night stop over on a budget
Breakfast was very poor. With all the nice food you could buy in Edinburgh they appear to have bought their breakfast ingredients from the bargain bin at Iceland, '500 hash browns for £1!'

the staff are really friendly, the hotel is in a good location, nice comfy bed didn't want get out of it on the mornings, the breakfast was yummy and filling. Will defiantly return

This low cost B&B was very well situated, especially for anyone having business in Leith. The people were most pleasant and the breakfast represented good value.
The room was very small and I had a problem with collapsing curtains, which took an unreasonably long time to fix. There was no opportunity for guests to socialise. Overall, I don't think the proprietors are making good use of this resource. It's in a prime location and should be upgraded.

- location - full breakfast - my room was ready before the given time which was great since I arrived earlier - easy check in and check out
- small bathroom with a shower in the middle, so the floor got all wet - had to ask for room service/cleaning - hospitality tray wasn't supplied once during my stay
Myself and 2 friends were in Edinburgh for the Ryder Cup so stayed for 2 nights. The price for the circumstances was good and although first impressions were worrying, the room was ok albeit small and the beds were pretty comfortable
The smell when you first walk in was unpleasant and did not look like a guest house. The room was very small as like the en suite which was tiny and when I flushed the toilet, it made a horrible noise for about 5 minutes after. There was mould in the shower which wasn't pleasant. Breakfast was only between 8-9 which was a pain as we needed to leave by 7.30 for the Golf on the sunday. Overall it was ok, but I wouldn't recommend to anyone
The accommodation meet all our needs, it was reasonably close to the city and was close to pubs and restaurants.
the on suite left a bit to be desired with the shower and toilet and hand basin in one room and only a rap round shower curtain, the TV antenna was broken.

guest house was falling to bits ,mold in bathroom and widow sill cracking and mouldy .a hair in my breakfast deffinitly not worth the £255 we paid for what was a anniversary treat .the whole placed smelt
Double room only suitable size for one person. The double bed was up against the wall so only one person could get out of bed!.The ensuite is a box within the room. The shower has black mould. Well overpriced at £80 per night!!
Room was sloped and dirty, bed was also on a slope because the floor wasn't flat. Shower was full of mould. Room was dusty and generally not clean. Kettle had to be boiled on the floor. Door was sticky and hard to open. Curtain s didn't fit the window and therefore could not be shut fully.
Bus service into City was great.

Location, calm area not so far from the beach and beside a park and bus stops. We walked to the city. Friendly staff.
Small toilet. Bacon tasted old day 1, (but good day 2). 3 % extra paying with card.
Very clean. Very quiet location yet easily accessible by Lothihan bus 25 and 12. Nice friendy sruff. There is two green field in front.
