Good value for money
Property desperately needs money spent to bring it to a decent standard. Smell of damp in corridor leafing to downstairs bedrooms was off putting.
Poor decoration in need of refurbishment, to much in room
Liked the location. Beds quite comfortable, bed linen clean and fresh. Staff helpful.
Rooms shabby, furniture very dirty, wardrobe shook when walking past it, entrance to hotel and restaurant littered and had a dirty appearance.
Good location lovely breakfast had to ask for an ironing board as we were attending a wedding this was delivered while we were out.
I am disabled and as we had booked late couldn't request any ground floor room but as luck would have it only had to climb 3steps but there was no hand rail which made things a little difficult!!

Lovely peaceful location. Comfortable bed. Carvery was really good value, the free breakfast I thought was just going to be cereal was a full English breakfast.
Water wasn't that hot when I had a bath.

Could not open window it was very hot when we stayed at Highdown can understand why as it is on ground floor which did suit us.
Breakfast was good.
Smell of sweage. Damp on walls. Water stopped mid-shower.
everything was nicely relaxed and staff were helpful
signage off the main road as the trees were blocking the sign till the last moment.

Very helpful staff my 17 year old son with autism was made very welcome which was great .lovely clean room. There was a double bed and sofa bed for our son.
Nothing very happy
Beautiful building in lovely setting. Great accommodation - room & bathroom were spacious and VERY comfy large bed. Huge TV. Peaceful & relaxing - no noise heard from outside or other rooms, unlike some hotels! Staff were OUTSTANDING! Should be awarded 4 stars. Would definitely go back and have already recommended it to others!
Convenient for Goring and coast. Good (carvery)restaurant on site. Plenty of freen parking. Spacious room and very comfortable bed.

No hot water in the morning for bath
the location is great, the rooms are comfortable and the grounds/setting in the countryside is ideal for peace and tranquility. There is a cafe on site serving teas, cakes and savoury meals outside and in. the breakfasts are amazing with everything you could wish for.
single room had no window just a skylight in roof. I arrived on the hottest day of the year and there was not enough ventilation. It was very difficult to open the skylight further. When we had a storm later in the night I was awakened suddenly when rain showered me in my bed!!
Cobwebs in rooms. Hairdryers in bathrooms didn't work, plug didn't fit in sink, shower curtain had mould on it. Worst thing was a plague of small black flies mostly in bathroom and spreading into the bedroom
A lovely Manor house set well off the main road up a long drive so in a quite position. A carvery and bar in main building with seperate tea rooms. A short walk to open country side.Good parking.
bathroom could have been a bit cleaner but not that bad.couldn't get wi- fi to work in room.
The room was attractively decorated and appointed and the bathroom was large and clean. Although the people next door were very quiet the walls seemed thin - could hear them going into the bathroom so would not like to be next to a less quiet person.
Service in restaurant was too casual and inefficient due to being kept waiting unnecessarily long time for service but perhaps there was a staff shortage as there was a wedding on.
we had our wedding dinner here and also had a room for the night. Both service and room was wonderful, enjoyed it loads and the bed was so comfortable.
the shower was not very good, but everything else was fine
Attitude of lady on reception who couldn't tell if rooms were ready and was all of a fluster saying she was on her own. Being told we had to pay on check in even though we were with a wedding party and several guests were staying plus the wedding was being held there.

We stayed in Suite in a 4 Poster Bed. The bedroom was very dark and needed lights on also the room smelt very musty and old. The bed was very uncomfortable and we both had back and neck ache the next day. The bedding and pillows were old and smelt stale. I wish I had not booked it for my birthday now and it cost £139.00 for the night which is not cheap.

I don't often complain/give bad reviews however our room (room 1) was beside the car park and main reception so we found it very noisy, we were a bit concerned by the terrible smell in the room (possibly due to dodgy drains?) and the amount of flies in the bathroom
It was a comfortable enough stay. The staff were pleasant and polite. The food was good value. The location is ideal for nice walks on the South Downs. All in all, it was good.
My room (17) was a bit noisy with the stairs outside and to the side of the room. Could hear doors opening and closing and people walking the stairs, but shouold imagine other rooms are fine.
