With spacious free parking, and very fast and powerful internet signals. Though it is a listed building, the decor, and display and set -up of the rooms and dining area was very clean. Staff extremely polite and prompt with professional approach to their work, despite their workload.

It was very quiet, the road was off a duel carriageway but was far enough that you could not view or hear the traffic the rooms was away from the restaurants and there was an tea room which had lovely atmosphere.

The staff were very friendly and helpful, and the food was excellent. The rooms were spacious and clean. Some of the furniture and fittings were in need of some TLC. And the Wi-Fi was as times tempremental.

- Very quiet place, surrounded by splendid gardens (free entry!), especially at springtime. These gardens are a delight, and an excellent surprise because they are not very well-known. - Furniture and decoration are a bit tired and used but their quaintness is somewhat charming. - Very comfortable bed. - Friendly staff. - Good TV in room. - Good and clean shower. - Free wifi, although it didn't work very well at times. - Parking is easy and free. - I didn't test the restaurant (carvery). - Good price, including breakfast. - Individual room (number 17) with NO window except a ceiling window (skylight) that cannot be opened, even if the room temperature is high. You'll see the sky but not the surrounding gardens. - NO curtain, NO blind on the only window: the bed is just below the window, so you'll be waken up by the sun at dawn (5:30 in May...). This is a major problem that could be easily fixed. - Doors in hallway are noisy, and you could be waken up by other customers, especially ones who don't bother about silence in hotel hallways at night... - Ventilation system in bathroom is noisy (although it is branded "Silavent"...) but fortunately it stops two minutes after switching off the light. - As it is a case in hotels, someone cleans up the room every day but does NOT clean everything. My bed sheets were not changed for several days. The daily clean-up was apparently made randomly: one day they change the towels, the other day they do not, etc. It is not consistent. - English breakfast is quite good (for people used to it) but continental breakfast is poor: no fresh fruit, bread is industrial sliced bread only (served in its original plastic bag!...), you'll have to ask for hot milk, etc. - Access to the hotel is not that simple (dual one-way carriage road) but it's not their fault and there are roadsigns that are quite visible. - Car is mandatory to access seafront, shops, hypermarket and other facilities.

Food ie breakfast was great and the. Meal for the wedding was excellent compliments to all members of staff. Location is very nice .staff made you feel welcome. Only downside was that we didnt have fresh towels and no bed made. I think for 75 pound a night this should be done.

Nothing Incredibly rude manager who refused to even think about rectifying problems in room. Mould all over bathroom. Hairdryer next to badly hung shower curtain. thick dust everywhere. Torn netcurtains with mould. Wallpaper damp around windows. Door hanging off wardrobe. Condom in bedside drawer. Didnt bother with breakfast. Just wanted to get out. Disgusting and dangerous

The location The bathroom - the bath was dirty with hair in the plughole. Every door in the hotel bangs, so you get woken. The owner decided to use a leaf blower at 7.10 in the morning on a bank holiday, so was woken early. We did not have a restful night

Position in relation to towns, peacefully quiet. Very freiendly and efficent staff. Cleanliness, fitments and decor of room very poor and in need of rapid refurbishment, Only carvery available in the restaurent and not of a very good standard, if no breakfast is taken no reduction in room rate.

very good carvery, very good value love the grounds and location for walking, gardens lovely tea shop not having an alternative choice on menu. Having to find a member of staff to book in. lovely cleans room, but bright green curtain were too much!

The room was clean, tidy and comfortable. Good breakfast pleasant staff. The location was nice but a bit of a pain to get to and it wouldn't suit if you want to be near shops etc.

The room (a twin room) was clean and quite comfortable Very unfriendly staff. After travelling for 8 hours (even tho we had tried to ring them; and had difficulty finding the hotel) we were told the carvery had closed (10 mins early) and there was no room service! We were directed to nearest pub which was ok. On getting back to hotel at 10.30 pm we went to get a drink at bar only to find it was all locked up!! We managed to get the attention of a member of staff who told us that yes, the bar was closed!!!!

Highdown gardens are beautiful and interesting. Decor is traditional and homely. The carvery is great value for money. Staff are friendly though often absent from reception so Mattresses were really uncomfortable we could feel the springs. No iron, ironing board or fridge in room. Spare pillows didn't have pillow cases. No spare blankets in room. I sent my children down to breakfast after 3rd day and found them about to eat undercooked sausages. I did inform management who immediately went to speak with chef. There was no apology or concern to follow up with me though

Room was spacious and nicely decorated. The Carvery was excellent and good value for money. Tea room attached was delightful. Highdown Gardens and heath, with magnifcent views, was amazing. No information in the room at all regarding hotel and surrounding area ie beautiful Highdown Gardens surrounding hotel. Would have liked to see a local real ale available instead of London Pride. Bed not made and bathroom not cleaned during maid's visit. To clarify only tea/coffee replenished and bins emptied.

Food 3 Bleach ? stains on bedroom carpet in bedroom 3. 2 cracks in mirrors on dressing table. TV would not get BBC1 Dangerous split in corridor carpet outside door to No 3 Trailing wires to WIFI amplifier which was balanced on top of corridor plug. Entry fire door propped open all the time we were there

Nice hotel in lovely setting. Really good food we had the carvery which was very good. Breakfast was also very good with a relaxed serve yourself buffet. Our room was clean and very nice. Staff were all very polite and helpful. Certain areas could do with a good clean and a general freshen up of the decor mainly in the bar/restaurant area. Which I guess could come with spring and some brighter weather????

Bed linen and room were clean and comfortable Decor and furniture looking tired. Breakfast poor, almost inedible due to having been on the hot plate for too long Large cobweb was hanging off bathroom ceiling. Tv dated and control held together by Sellotape.
