The owners give a fantastic welcome and are very helpful. The hotel is within walking distance of the cathedral and the old part of the city, as you are already near the top of the hill, it is not too strenuous.

The hotel is set up on a hill and the view from our bedroom was lovely - overlooking a small park known as The Arboretum. The breakfast was well cooked and tasty. Although the bed had 4 posts, it wasn't my idea of what a 4-poster bed should look like - but this is a minor detail.

Staff very good. Room pleasant and bed very comfortable. Breakfast food very good Had to climb over dirty laundry on entry. Bathroom small and toilet so close to wall almost impossible to use. Drainage problem from shower caused it to overflow. Quite expensive for a 2 star. Not given directions to room until prompted and no help with baggage offered

We had stayed before and when we needed to be in Lincoln again we were very happy to use the hotel again. Warm and comfortable with excellent food and near to castle and cathedral. Bit of a climb to upper floors with cases etc. would have been nice to have 2 comfortable chairs rather than just one to watch television or read.

Warm welcome from wife? who was also very friendly at breakfast and on our leaving the hotel. The manager was friendly too. The room had a lovely view of the garden and of Lincoln, which looked good at night. Breakfast was good. The decor was tasetful, with the 4-poster bed and nice curtains. The lighting was wonderful, with ornate modern chandeliers, and globes to decorate the hall and stair well. The bed was so lumpy that it affected sleep.

The conservatory was a good setting for breakfast The hotel is tired, very much an old feel with minimum attention to providing a pleasant environment in the rooms. For example; 70s style wallpaper that has been painted over and over, no bedside table, no tissues, the shower head was not stable and when the shower turned it it jumped up and sprayed water over the top of the shower cubicle etc. Also at breakfast the coffee was so weak I could see through it and with the cafetiere the coffee granules went into the cup. This gave a poor impression as it suggested that cost saving was more important than providing a quality service.

The staff were very friendly. The breakfast was good and service very amenable. The bed was comfortable and it was ideally situated for walking round city. Unfortunately the bathroom was small and the floor needed mopping. There were hairs on it. Overpriced for the size of the room and lack of facilities normally expected, hairdryer, as an example.

Location - Close to city centre. Dining room pleasant. Unusual location of Reception, downstairs from the entrance. Paper bath mat, which wasn't changed until we threw it away. Breakfast was adequate, but it was the first time I have been given streaky bacon and very skinny chipolatos at any hotel.

My Wife an I selected this hotel because of it's close proximity to the city centre, the cathedral and castle in particular. We found the hotel to be comfortable and the staff very friendly. We were surprised to learn that the hotel was only 2 star and not 3. The facilities and ambience were of a standard associated with a 3 star hotel.
