Our hot water did not work.
My Sister and I Loved the hot water, Good Shower. Good facilities in kitchen and wardrobe for clothes. Very good heater for heating the room and did not need it on for very long for the room to be cosy.
It would have been nice to be asked what was for breakfast. The cooked breakfast was tasty. What we asked for on second morning was excellent but far to much of every thing, we did asked for marmalade had instead Blackcurrant & Strawberry Jam because we did not like to waste the food we left it in fridge and basket. TV reception very poor. The bathroom towels were very poor.

The location of the accommodation is really nice with beautiful views over the Axe Valley and it's not far from the main road so it's good for getting to Axminster, Honiton and beyond whilst still being close to the coast. The area is also very quiet and relaxing.
The room was very small with little space to move around. When we first went in we found that all the glassware, crockery and cutlery were dirty and needed to be washed before they could be used. The table provided was tiny and there was no way more than one person could sit at the table and eat. Although plenty of drawers were available, there was little in the way of hanging space which was no more than a clothes rail. The room had very little natural light so indoor lights were needed all the time and the lights were temperamental at the best of times. The ensuite shower room looked very nice but we found that the hot water was more or less non-existent and it was impossible to get any steady warm, let alone hot, water for a shower. When we woke on the first morning, we also found that slugs had found their way in and had slid all our bags and clothes leaving slime trails everywhere. The room also happened to be next to the rubbish store/laundry room and it was evident that there was a serious problem of rodents and whilst this is a farm, we would have expected there to be more awareness of this issue especially in close proximity to the accommodation. All in all, it is unlikely that we would ever stay there again
I personally enjoyed visiting the horses in the stables right next door, because I am a farm girl at heart. I enjoyed the way the complex nestles into the beautiful countryside.
Late arriving visotors need to be warned that eateries in Lyme Regis stop taking orders at 9 pm sharp. The bathroom cubicles in the rustic units could do with being ceiling height for a bit more privacy.

Position Cleanliness and price
The room was clean, and the price reasonable, it was OK for an overnight stop. Nice little kitchen.
Our room suffered from people walking past talking late into the evening. The door didn't close properly. A little compact because they tried to squeeze in three beds.
Very friendly staff, totally relaxed place to stay. As long as you're driving (and who isn't in this part of the UK) it's very convenient and easy to find, even in the dark!

The unfinished site, workmen on site. The en-suite had no extractor and has open top walls next to the kitchen. No outside table, just parked cars by the window.
If you like farms or you want to be near to horse riding then this property is perfect. With the kitchenette you can base yourself here for a few days. It was just a short drive to Lyme Regis and reasonably priced.
Occupants are supposed to empty the bins when they leave but our bin hadn't been and hadn't been checked to see if it was empty and in fact it was full. We stayed in the converted stables and there were a few cobwebs here and there. The mattress wasn't comfortable because you could feel the springs underneath you especially lying on your side. Unfortunately our timing wasn't very good because they had just sprayed slurry on the fields and initially we couldn't smell it from the room but the wind must have changed during the evening.

We stayed in one of the older 'Rustic' rooms. Space very small for bathroom, kitchenette, two beds and table. Not keen on open ceiling to bathroom given adjacency to kitchen area. Tricky to get to the bathroom in the dark as only a narrow ledge around bottom of bed and big step down. 2 of 3 mugs missing and fruit bowl had been put back dirty. Issues with hot water for shower

No ceiling on the bathroom so no privacy when using the toilet! No remote control for TV. Not able to close blind on dormer window so woken at 4am by bright sunshine and greeted with loud drilling from building works at 8am. Could not see a smoke alarm!

Wasn't the easiest place to find
Clean, well maintained self catering accommodation. Fantastic value for money and just want we needed as a base; time to chill out and relax together. We wanted a cheap weekend away together and needed to keep to a tight budget - the self catering barn conversion was all we could have asked for. We look forward to returning when the spa is open and would consider staying in the B&B accommodation when they are completed for a touch of luxury.
Friendly helpful staff who helped us look for our dog when she went for a wander. Great location and accommodation.
