Nothing - it's really grim. Everything - experience did not match photos. Poor value for money. Outdated. Basic. Like a care home. Would never recommend it.

The hotel is in an unfinished state of restoration of a charming building in an excellent location. It's very English, and I would recommend it only to true anglophiles. I have enjoyed my stay!

Personnel was very friendly and extremely flexible: they allowed us to do an early check in at 9:30am. The hotel has superb views and a lovely garden leading to the Thames towpath. I very much liked the quaint breakfast room. Room was very clean and otherwise adequate. Shower was good. The hotel is superbly located in Richmond, shops are a short walk away, as are a few nice cafes and pubs. The walk from the hotel up Richmond Hill and then down to the river is I believe the most beautiful walk in London. Don't like so much that our part of the building required exiting and re-entering the hotel.

Very close to where my son stays. The breakfast was poor. The cooked breakfast took a long time to come and was greasy and poor. Only white toast was given. No offer of brown. The buffet was poor. No fresh fruit. Selection of buffet very poor and not appealing at all. This almost puts us off the hotel for the future.

Location overlooking the river. Bedrooms and shower romms very dated with towels, sheets etc on their last legs. Could do with a spruce up.

I loved the location and the fact that the hotel backs up to the River Thames. I love Richmond in the spring and like being near the water. The hotel was grand and old worldly. The food was exquisite for breakfast with fresh strong coffee and a generous buffet. The river views out the window from the breakfast room led to me welcome the day in anticipation. Guest could wander into the garden. The staff were very formal and stiff and the place had an air of a retirement home rather than that of a guest house. The red chalk drawings and pink table cloths in the breakfast were a very over whelming for me. However the room was comfortable apart from the traffic noise from a busy road outside which deprived me of sleep. There were no seats in the garden and the big red inked "we are not liable if you fall and break neck" type warning was off putting.

The location was convenient for the event I attended and it was cheaper than other hotels in the area. It was really run down too cold a very old house for back packers who just need a roof over their heads would be ok but otherwise disappointing.

The parking was chaotic the room was of low quality there was no reception available when me and a fellow guest wished to leave at 8am and his car was blocked in. Fire doors were left open despite notices on them saying that they must be kept closed. Indeed one was held open with a fire extinguisher. There was no hot water in the morning only luke warm and the cold tap in my room was a trickle.

Very atmospheric (if a little dated, but that enhanced the charm) booked into a single room and on arrival got a room with a double and single bed!!! also en suite :-) breakfast was more than i expected and very peaceful, a very pleasurable stay indeed. Staff also very helpful and friendly.

I got what I expected for the price of the room, a basic room which had everything I needed. It was close to the venue where I had to go next day. I was very satisfied as it is unusual to get a reasonably priced room anywhere near London. The room was very warm. I don't think the windows are double glazed so I did find the traffic noise kept me awake but this would not stop me staying here again if I needed to return to the venue in future. An extra towel would have been nice, but no major bad points at all.

I liked the uniqueness of the guest house hotel. The staff were very friendly and helpful. Aspects of the guest house are becoming a little shabby in places and is in need of redecoration and updating. For example the decor and fittings in the bedroom and bathroom were more than a little worn.

Very poor standard of rooms and could do with an upgrade as it doesnt look like anything has been touched since the 1970'S. Not the largest choice on breakfast either. It certainly wasn't what I'd expect for £90 a night - £40-£50 would just about be its level.

Location - very convenient to my business In 1st room I was given, the room was cold as all radiators were off (only 5degC outside, not much more inside). When drawing curtains the rail came off the wall bringing the curtain with it, The only person in the hotel was the receptionist who could not leave the desk had no access to a step ladder to allow me to replace the curtain. The 2nd room, despite being a splendid suite with 4 poster bed, was even colder with only 2 oil filled radiators which were switched on by the receptionist. I left them on all night and room was tolerable (but not warm) by morning. In morning there was no hot water for bath or shower. I washed in basin with water from kettle. Morning receptionist more interested in surfing web than saying hello. Waitress in breakfast room apparenty dumb or just lain rude. All in all a dreadful place. Very glad I wasn't paying and hadn't brought my wife with me as planned. Would urge people not to stay.

My husband and I stayed in your guest house just Saturday night last 7th Jan. We were most disappointed with the room we were given on the night. Our son is in a major roll in his office in The City and he very often invites guests from Ireland/Toronto, he actually put us up in your guest house for our comments so I'm afraid it is not good news. The room was very cramped and the curtains were falling off their hooks, the curtains were too small for the windows, the bed was not properly made, a navy valance sheet was partly tucked under the mattress, the coffee/tea making facilities were nothing compared to other guests houses. We were not shown to our room we were left wandering the corridors on our own. Only place we liked was the diningroom because the decor appealed to us. We are more than disappointed and had planned to stay in your guest house again and also we intended to recommend your guest house to others. Perhaps you would like to let us know why we were put in such a small cramped room in such an untidy state.

Situated overlooking the River Thames and a 5 minute stroll from Richmond centre and 10 minutes walk to Richmond Park Hobart Hall offer good value accommodation and is ideally located for those looking to stay in the centre of the Royal borough. With its long history Hobart Hall offers plenty of character and the practical, homely offering a welcome variation on the modern more 'plastic' offering one comes across too often. The staff were very pleasant, capable and very accommodating; I did not sample the catering on this occasion but am sure this too would be very acceptable. A good find and one I will return to in a few weeks time

A victorian guest house with old fashioned charm. All the public rooms were magnificently decorated, and they had made a real effort for Christmas. There was only one option for cooked breakfast which we were not aware of until it arrived.

The views over the river and the easy access to the river walks, shops, restaurants,and transport to other destinations. The hotel is style- consistent in its decor, providing a charming retro atmosphere.

I booked a student room, but received a triple with on suite, gas fire was going when I got in, view of the Thames, and it cost me £55! obviously not everyone will have my experience but I was a very happy man Its an old building, so the floor creaks here and there, but it adds to the charm of the place

Was exactly as expected from reviews read. Ideally situated with a magnificent view over the river being on the third floor and perfect for the theatre and shops and also able to park which ticked all the boxes for me. The hotel is very tired and could benefit from a makeover and also the layout was not particularly pleasing to the eye. Breakfast also left a lot to be desired. Bed was very clean and comfortable and if you could get past holes in the curtains and carpets a bit threadbare and in need of tlc then you would have no problems. Receptionist extremely helpful and customer friendly and I would return again.

Location was great. Was clean enough but carpets, furnishings etc really need to be upgraded. Continental breakfast was better than I expected. Rooms needed a facelift.

Very convenient and close to town. Friendly, helpful staff. Easy access late at night. Excellent value. The single room was basic and in need of updating - perhaps redecorating. That said, I was travelling alone and just needed somewhere to sleep at the end of an evening out- so it suited my needs well enough. Fine if on business and you want a basic, value for money room.
