Shower was good and hot. Soap and plenty of towels provided. Tea making facilities in room. Comfy clean bed
Difficult to navigate to off the motorway and once off it the sign posts were very small. And £1.50 fir a small bottle of water! Ridiculous!!

I loved the warm welcome, the location was perfect for me, to visit my family,
Courteous.staff, very clean, free wifi in room,and very comfortable beds.
Rooms were excellent size wise.
Breakfast at 9am looked a little tired.

This was a good hotel, located not far from the city centre and offered excellent value for money. The staff were very polite and courteous.
The area where you obtained breakfast could have been bigger given the number of guests staying there.
This hotel suited our needs for the weekend, it was central for visiting relatives, the staff were very helpful, & the breakfast suited us too, being self service you could have as much or as little, as one needed.
Only that the beds could be bit more comfy, but everyone has different needs.

The location just off the M65. The staff without exception were friendly ,helpful and efficient. We could not fault the service. The included breakfast was excellent with a good choice of options. Room was very clean and certain members of staff were very friendly. In particular a young blonde haired guy who was working behind reception and the bar on Saturday afternoon and a thin dark haired guy who was very friendly with everyone. Location for us was ideal.
Breakfast was poor, scrambled eggs was like rubber, sausages were no better, no rashers of bacon. Hence we ate breakfast out 3 out of the 4 mornings even though we'd payed for it. When we went into the restaurant on the Friday evening at approx 7pm there were maybe 4 tables with 3/4 people eating already, the young man waiting on kept coming into the dining room to either clear plates away or bring food out to those tables, I tried to attract his attention but failed misserably. After 25 mins we went outside for a smoke, then returned to the dining room only to sit there for another 15 mins or so, we eventually decided to leave and on exiting I went over to reception to tell them due to being ignored in the dining room we had decided to go out to eat, to which the girl behind the desk replied "it isn't waitress service, you have to order your food at the bar". So I told her it might be a good idea to inform guests either when booking in or have some kind of note on the Menu or at the bar saying so..plus the last 2 nights of our stay the person working the bar after 11pm was constantly disappearing and didn't have very good customer skills, you were constantly waiting to be served..very poor manning of the bar I thought. All in all I wouldn't stay there again or recommend it to friends.

Family re-union, excellent room, modern and well designed hotel.
Very elderly relatives in disabled room on first floor, no facilities/staff were available to assist in evacuation when fire alarm activated in middle of night. Very concerned if it had been a fire. Only 4 coathangers and minimum storage if staying for several days.

Friendly staff, a spacious and very quiet room, despite the proximity to a motorway, a good (included) self-serve breakfast and tasty dinners available at a fair price, since there are no eating outlets in the immediate vicinity. Our stay was very good value for money, indeed, chaper than many B&B rates these days.
Nothing in particular, though the hotel is not necessarily easy to find for travellers without SatNav, if arriving via Burnley town centre. However, on the final roundabout there is a small sign by the exit turn. One area for improvement is that water took a while to drain away from the washbasin.
