Value for money. If the price remains the same, I would always prefer Sporting Lodge for the facilities they provide with a fantastic breakfast. Unfortunately I can see that they are only at 1 other place than Middlesbrough I.E., Manchester. Lift is needed. Rest all fine.

My room was dirty and had stains on the bed, the evening receptionist was very very rude but the morning receptionist was very friendly and efficient. My main meal was awful, dried chicken, burnt chips and jarred sauce. I did complain and have been home now for 2 days and still had no reply. Would not recommend at all. Did not like the food or clenliness of hotel. Didn't even use the facilities as was worried about the hygiene.

The price offer was good and the spa faciltiies were excellent as was the breakfast. The staff were friendly, the setting was green and quiet so overall we really enjoyed our brief stay there. Nothing we didn't like about it.

Could not fault the cleanliness of the room. The breakfast was lovely, great value as it was included in the price of the stay. Large spacious rooms. The inter connecting doors between rooms, meant that we could hear everything that was happening and being said next door. Therefore we were woken late on into the evening by the neighbours returning and then woken early when the awoke. However, if it had not have been for the interconnecting doors, I would have been very happy.

The location is easy, loads of parking, we stayed as a group booking several rooms, the rooms are being refurbished at the moment we stayed, so yes a little dated, but vfm excellent, great showers, bathroom, restaurant fabulous food and all the staff were extremely friendly and helpful to our whole group.

Location is good near the motorway. Only 10 minutes from Yarm which is one of the best places for restaurants and bars. Also the spa in the hotel is a nice extra. The rooms need an update. Beds are (too) old and carpets need a cleaning. Breafast is average, nothing special.

Rooms were cold and dirty booked a double room and had to move rooms due to the noise generated by the radiators clanging and were moved to a twin room which was certainly not conjusive to a romantic break. The Spa was closed and no advance notice was given, the heating in the hotel was not working and no apologies or remedies offered other than they suggested that we book into a different hotel at 1am at our own cost. The hotel is very shabby and outdated certainly does not appear to be four star as advertised I have stayed in much better equipped travel lodges.The bedding was dirty the bathrooms were extremely grubby and could use a thorough scrubbing as oppose to a rinse over

Swimming pool. Battered cod lack of smiles at reception chips Breakfast food looked tired, bacon runout and no fried eggs. Second morning had better breakfast. Not sure about security as window would not lock.

Very pleasant and friendly staff, room was very clean and fresh. We had everything we needed in our room. Overall i was very impressed with the hotel. I am already thinking of booking our next break here.

I was able to get the room as it was a last minute 'flash deal' and this made up my mind for me. It was located close to where I needed to be the following day so was perfect for that as well. The buffet breakfast was of very good quality, plenty to choose from and attentative staff to meet, greet and clear tables etc. The room was very clean and tidy and as there were not many other guests staying, was lovely and quiet. I would definitely consider staying here again. Nothing to give a 'thumbs down' really !!

Great gym & good bar. Dust on the surface that the TV is on. Cups for tea not clean, tea marks on them that I removed with my finger. Beds are softer that I've had in most hotels. Stayed there twice; staff have never asked `how was your stay` or similar.

Loved the spa facilities as they were not just limited to a jacuzzi. We had steam room and sauna as well. Did not even try the gym but it looked good too. The room was not completely ready for us when we arrived, bits were missing but they arrived quickly when they were requested

Leisure facilities. I chose hotels for their gyms and this was a very good one. Lots of equipment and space. Room a good size, warm and comfortable. Location - very easy from main roads. Shower gel bottle empty in room. Not being asked `how was your stay` on checkout. Bed very soft.

Good start with friendly and helpful reception staff, my room was comfortable and the bathroom facilities sufficient, although the water could have been warmer. Very unimpressed by the slow service in the restaurant where I waited almost 40 minutes for a basic gammon & chips and then a further 30 minutes to order desert. Maybe I caught it on an 'off night' but the restaurant was barely half full so I wonder how they cope when very busy.

Location, easy to find, ample parking, comfortable room, helpful staff, very good breakfast. The interior of the Hotel and our room was looking a little tired/dated and in need of decorating and refurbishment.
