The area felt fairly safe. I thought the room was dingy, the beds were cheap and badly turned out, there was black mould all over the shower enclosure. Generally the hotel was very dated, unkempt and shabby, there were broken stairs! The breakfast was also very poor with one cereal, orange juice toast and limp cheap cheese on offer.

Location Shower spray missing, shower leaking. Shower head mouldy, ceiling coming down above shower, no plug for sink, reported plug at 1.30, still no plug by 6.00pm, reported again told shops shut would not be able to get plug untill 12.00pm next day check out was 11.00am next day so never got plug, overcharged on debit card called hotel when got home and spoke to a man with very poor english who became quite rude raised his voice and told me I was not listening, the problem is hopefully no being resolved by a very apologeticmanager, would not recommend this hotel to anyone and strongly suggest you remove from your site!

The hotel was dirty and a mess. There were toilets and boxes and garbage at the front desk. The beds were really bad, and we could not find the switch to turn off the lights. This hotel is not 3 stars. It is maybe a 1 star. Stay away

The Hotel was welcoming and the staff were friendly and polite. The room had all the mod coms, kettle, tea, coffee. Good clean white towels, soap. I liked the long mirror in the room and the iron and ironing board and hair dryer. The room had been well thought out and no hidden extras. The breakfast was also good. Plenty of everything. The mattress on the double bed was two mattresses and kept parting, which left a gap in the bed which was uncomfortable. There was also a leaking pipe in the shower but the hotel was being refurbished and although it was annoying it was not a problem

Breakfast on Sunday morning 28 August 2011 was quite amusing when the cereal dispenses collapsed and the toaster started smoking. Impossible to believe that this is a 3 star hotel! Small poorly equipped room (no tea making facilities, unusable safe, dirty ironing board, tiny TV with few channels). Decor and general maintenance in the room and throughout the hotel were in a very poor state (holes in the wall, mildewed wooden cabinet in the bathroom, no plug in the bathroom sink).

We had a bad experience from all point of view. Complaints: 1. I had to pay in advance without check before the rooms 2. The first room was in a cellar with a view to a dirty and abandoned garden. 3. The second room i was changed doesn't have phone neither airconditioning 4. We must pay 2 pounds per hour of WiFi 5. The rooms are being conditoned and the bathroom was in construction 6. The guys, except one only case, are very hare and low friendly REALLY WAS A VERY BAD AND UNCONFORTABLE EXPERIENCE. BE CAREFUL TO RECOMMEND IT

bathroom needed major repairs and updating, Food service (continental breakfast) was minimal - not much choice. walls of room needed painting and hole repair. room was very small for movement and contained a double bed. bed was ok but one side right next to wall; had to climb over to get out of bed.

It's proximity to the tube and bus, it was central and convenient. There is little or no checking things in the room....filthy shower head and mould on tiles in the toilet/ shower and paint coming off the ceiling. On arrival there was no coffee or milk in the tray. The continental breakfast is a joke. It consists of boiled eggs, choice of two cereals, toast, orange juice, tea or coffee and the usual jams, marmalade and butter.Tables were not clean. We stayed 5 nights and despite a request to make an effort to clean the room nothing materialised. The carpet was never cleaned through out the stay. We bought detergent to clean the shower which we did ourselves.(1 hour)

The room was very small, and as with the rest of the hotel, was in much need of refurbishment The breakfast room again was very, very small and calling it continental breakfast was a joke, cereal, bread, (for toast), hard-boiled eggs and sweaty cheese? Sorry, but will not be using this hotel again

Nothing much.They gave us a basement room with narrow staircase when we have ask for a low level above ground. We told them in our booking that wewill have big luggages. The lift was not working and the reception staff is not very helpful. The staff is not cheerful too. The breakfast is lousy served in a small room at basement level. Shower cubicle is so small and hot water is not consistent.

Absolutely nothing, I still can't understand how this hotel managed to get listed on booking.com Extremely dirty hotel, toilets had molds all over the ceiling...it was completely green, there were flied in the room, room was smelly and dirty, and staff were not understanding at all and when I didn't like the room they took it very personal. They moved me to the room that they had a picture of on the website but it was still bad. The hotel is not up to any standard, I paid 75 gbp per night through advanced booking but if you see the room you will not pay a single penny for it. I have been in excellent hotels for the same amount of money.

The location was decent, not that far from the tube station, and it was cheap... The staff was grumpy, their English was pretty bad. The rooms were the smallest ever, with 1 bed of 180x140 (we asked for separate beds) in a room that was 250x180 at best. Bathroom was dirty, water in the shower didn't flush well. Tv had 5 channels and was poorly located, telephone wasnt connected. Breakfast was really poor with cheese and butter that was melting since it was placed close to the toaster and choices were very limited (basically bread with cheese or marmalade). Id recommend staying in a hostel instead.

Most of all I liked the distance to tube - it is about 4 minutes to get to Kensington station. Breakfast is too poor for such a hotel. Just bread, cheese and eggs... and that's all

Found it very handy for our visit to Olympia - just a couple of streets away and as we don't walk very well make our visit to Olympia much easier Very squashed - if one person was moving round then the other person needed to be sat on the bed or chair. Would have liked at least one glass on the sink

The breakfast of cereal and toast was nice. Certain receptionists at the hotel were quite rude. One night use of the reception phone was allowed, the next night it cost 50 pence/minute. There were no phones or tv remote in the room (tv remote required a deposit). You are also required to pay for your entire stay at check in. May seem like little things, but kept adding up to feeling unwelcome. And as mentioned before you can hear everything through the walls.

My room was large, clean and comfortable. The tv, beds and fridge were in excellent new condition. The bathroom floors were heated and the bathroom was well maintained. The receptionists were kind and welcoming. The breakfast was reasonable. The hallways in the basement were cluttered with paintings and odd items that were not being used elsewhere. The breakfast area was very small.

Sleeping rough in the street is the option below this. This hotel is no hotel. Not even a b&b wouild be this bad "breakfast incl." Is only a small box of cereal There are workmen in the hotel and wires and dust is everywhere. Work started earlier than they said Biggest waste of my money. Do NOT use thie Holland Park Court

The proximity to tube/rail-line. The low cost. The extra charge, if on arrival, you wanted to pay by credit card- prior notice to this effect would have been good! The lack of hair dryer in the room(it was specified in the facilities included in the room). The breakfast was not continental as I know it, and was certainly a let down.
