Shame the lift broke down.
In a good location with a good choice of restaurants within walking distance. Very clean. Polite receptionist.
The rooms were very small. We booked two rooms, a twin and a triple room. In both rooms the beds were nearly touching and next to the walls so had to climb over beds to get in. The breakfast was very simple ( hot drink, cold boiled egg,toast, cheese, fruit juice and cereal). No parking.
Bathroom was fine and air-conditioning was good. Overall very good value for money especially as breakfast was included.
Curtains were in poor condition and didn't shut out the light, which interfered with sleep.
Such a noisy place, children crying, doors banging, could hear everything that was going on upstairs, had hardly any sleep and didn't even dare go near the breakfast room!

The dining room was very crammed. Breakfast is only from7.30am to 9.30am. And for most of that time you are queing up to get the food One window in our room was broken and the other wouldnt close. We had to call the man to close it
Cleanliness is a problem, the rooms are cramped as with the hallways, can't move a bag around without hitting one of the walls.
Comfy beds, very clean room and ensuite. Good sized twin room. Quiet area. Great location for our business trip needs.

Room was in the basement. Some of the lifhts didn't work so it was gloomy. Beds were so close together. Shower wasn't very powerful.
To pay an extra 3% on the price because I paid with my master card. Hole in the window, mended with tape, old tape... No news channel on the tv. The breakfast is poor, really poor. Maybe because of the dated room stuffed with tables and chairs and the buffe (bread and green eggs) in the corner doesn't feel tasty. The room was in need of many minor repairs as loose door handles, new light bulbs and a good clean in more difficult areas.

Breakfast facilities very cramped when only a few people are there at same time.
The staff was great, super helpful and nice. There's a bus station right around the corner. I'd advise getting an Oyster card as it's the easiest way to travel. Be aware, it's nearly impossible to use cash for the card though. Really clean and super comfy beds. There were 4 beds in the room (3 singles and a private double), and an amazing organic restaurant (a bit pricey, but worth it) walking distance on the High Street. There's also a pub right across the street of the hotel too. My whole family had a great time. Thanks Holland Court.
Bummer having to buy internet by the hour per device, but no big deal. It just meant the kids weren't playing games the whole time.

Tiny, everything is squeezed
We were put in a basement room which looked dirty and dingy and the curtains wouldn't shut. I complained and we were immediately moved to a much better room which was appreciated however, had we not moved rooms I would have refused to stay in the first room.
The friendliness of the staff. Perfect area and all one needs traveling as a student.
Breakfast could be altered. Perhaps a yogurt. Yet again all one needs though

The hotel charged my credit card immediately when I made the booking with booking.com with the argument that it was a non-refundable booking. They also claimed 3% extra on top of the via booking.com agreed price for paying by credit card. The walls are paperthin, noise spreads easily, no quiet rooms
Our room was bright clean and the facilities were good.location excellent, area is lovely, heart of Kensington.
