    We loved the funky wall paper and the room was lovely bright and airy. Both slept well too.

    Clean, comfortable, pretty room. We got breakfast, even though it was not included at the booking. Definitely recommend this place.

    No staff, communication through written pins on the board and telephone texts. The iron is hardly working.

    Friendly welcome. Very helpful. Recommended good places to eat. Provided safe storage for our bicycles overnight.

    No dining area. Breakfast brought up to room.

    I loved the fab wall paper, that it was close to York town centre, the breakfast in your room in the morning and the friendly staff.

    Although the room was comfortable and well presented, I felt the bathroom could of been abit cleaner, it was quite dusty. It would of been nice to have some shampoo samples in the room and a hairdryer as I didn't bring one and assumed there would be one in the room.

    The room is very clean and comfortable.

    The breakfast is simple and it is difficult to communicate with landlord.

    The room was very nicely decorated and very clean. The chocolates were a nice touch aswell as being able to help yourself to cereals, yoghurt and fruit for breakfast.

    The room was small but crammed with furniture as well as a sloping ceiling making it something of an obstacle course ! The private bathroom was located down the hallway, once you had unlocked the door there were 2 steps to go down however I do not recall there being a warning on the outside of the door. There was no hot water coming from the taps the next morning.

    As someone who doesn't enjoy a big breakfast, the toast, yogurt and fruit were perfect

    The single beds in the twin room were not even single, hence not the best nights sleep

    Lovely host, nicely decorated room, breakfast tray in the morning and a quiet, comfortable bed for the night. The rooms are small and basic, but for what you pay it's great value.

    Loved the finishing touches to our room, from the rustic trunks, mini flowers, arrangement of tea cups. Felt like home. Fantastic wallpaper choice. Carpets super soft & bed well presented. Great location and good nights sleep.

    Good clean room, good comfortable bed, staff were friendly and helpful but unobtrusive, adequate light breakfast/

    I had an upstairs room ant the stairs were steep and handrail not easy to hold. Water in bedroom only luke warm.

    Fresh, cute, quaint room with very fun wallpaper. Loved the continental breakfast in bed and the free parking! Just down the road from a row of cute shops, a Chinese and Indian restaurant!!

    Great value, lovely wallpaper, not institutional or neutral (hooray!), charming and eccentric, off lovely Bishy Rd full of independent shops including a friendly curry house, near Rowntree Park. Nice clean sheets.

    Really tiny, which was fine for us as we're quite small, but worth knowing if you're a bit bigger. Grubby in the corners and under the beds, simple breakfast with no fresh milk (only UHT). Bit weird having no-one to greet us till following day.

    I wanted to show my young son some Yorkshire hospitality so thought I would book into a B&B .. We didn't meet anyone until we received a cold fruit breakfast and some white toast in the morning on a tray in our room ... We arrived to a note on the door to call some cell numbers (a phone call to NZ) then there were notes on the bed (cash only) then instructions re a bathroom in a cupboard ... Very very disappointing ... The place is unmanned which should be explained as we had late comers coming and going ... all in all a huge disappointment .. Felt they were only in it for the 75 pound they got early in the morning ..

    Location

    Bathroom very small had to open door to dry myself. Mould in shower and floor from water leakage in toilet. Lifting floor from damp in bathroom.

    good for centre of town

    We felt disappointed with this hotel. Holmlea is a misdescription. We expected a warm friendly homely spacious place. Room far too small. Shower/toilet minute, breakfast a token effort. Far too many rules that do not seem to make us feel welcome. e,g if you misuse the badly plumbed in masurating toilet you will be charged over £100. does not feel like it is run professionally but as a sideline.

    Location on a quiet street, parking out front, near conveniences and a short walk to the old town.

    Breakfast in room - a little cramped with no chairs or table, but nice to have it delivered!

    A nice big bed.

    Very expensive for what it was, but to be fair it was a very busy weekend in York and everything was expensive.
