We were made to feel very welcome and any requests were dealt with very effeciently. Nothing was too much trouble. I would certainly return to Holmlea Guest House.

Very quiet in nice area. 10 minute walk from the town. Room small, but well equiped with everything required, and good value for money. Booked the standard room, but was upgraded on arrival. Would definitely go back. Nowhere to leave luggage on day of departure, but otherwise no problems.

Comfortable bed. Good value for money.Good position for easy access to city. Very noisy plumbing take your ear plugs! Thin walls could hear the quests in the room next door.

The Holmlea guest house was very comfortable and very clean, the staff didn't harrass you and let you get on with your stay. Will definately return if I am ever staying in the area.

I would use this "guesthouse" only as having a bed for the night and its central location No Welcome or person about on arrival, its completely sort yourself out The room was cold The towel had a great hole in it No Card payment facility it had to be cash with no offer of a receipt Breakfast is not worth having ,four pieces of toast,two glasses of orange and two Tesco Yoghurts We booked this for an overnight stay on New Years Eve as it was the only place available and I would say to anyone use it on that basis,its a bed for the night and thats it Dont expect any personal touches For the £110 we paid for one night there was only 1 winner but credit to the owner for business thinking -minimum workload needed but as the customer it was the worst value for money I have ever had on an overnight stay -Sorry

Breakfast in the mornings was ok, continental consisted of toast yoghurt juice with jams and that's it. Would be better if it came with a choice of cereal but that's my opinion. The owners were friendly, the room was clean and the bed was Cumfortable, free wifi was nice extra and the free parking on the front was good. If our room was en suite it would be perfect, we just had to cross the corridor to get to the small room with a toilet and shower in it

The breakfast was not continental as described, but consisted of some toast and yoghurt. There was no separate breakfast room, so we had to eat in the bedroom. Overall, the house was very noisy; we could hear the comings and goings of every other guest. En suite bathroom was cramped and damp.

It was clean and comfortable - nice on-suite shower room. Nice little tv that worked! I am afraid I have three complaints: 1) No de-caffeinated coffee available - over the phone the owner (I think) suggested they would need advance warning - for decaff coffee!!! 2) They were unable to accept a card for payment (I assume the terminal was temporarily out of action), however, this information was written on a note in my bedroom so they obviously knew of this potential difficulty in advance. When I asked the breakfast staff what would have happened had I not enough cash on me I was told I would have to get some from a cashpoint - well - i don't think so - as if I would have had time to do that anyway 3) Breakfast (served in the bedroom consisting of juice, yoghurt, toast and margarine) was served at 08:30. I assume most folk using a B&B for work purposes would need to breakfast by 07:00 - so 08:30 would nornally be relatively useless.

Warm, comfortable, clean room. Easy to come and go - no restrictions on arrival time up to midnight. Would have liked more choice for continental breakfast, for example cereals, fruit, and more jam or marmalade! Would have liked instructions for operating tv

The location The room was very small and the bathroom was tiny and the door didn't shut properly. The breakfast was advertised as continental but in fact was only toast and a yogurt. all in all not very impressed

Continental breakfast was toast & yoghurt. No room to eat it comfotably. Never saw the owner just the staff for a couple of hours in the morning. Room was just about big enough for one not two.

The bed was comfortable. I hate staying in places that have a cardboard bed. So thank you because I actually got some sleep for one of the first times when staying in a hotel/Guest house I expected the bathroom to be ensuite, as in joined to my room, I wasn't so keen on walking from the bathroom to my room in just a towel or to wash my hands after using the loo.

They gave us a parking permit to park next to the Guest House. Our room was very small one person had to sit down to let the other pass by. I had to crawl over my partner to get up in the middle of the night to use the toilet. The steps are steep up to the room.

Holmlea is in a great location - less than 0.7miles from Clifford Castle. Parking is available in the street directly outside. The internet has a good signal. The morning staff was friendly and helpful. No one is available to greet guests and assist with simple tourist information about York or with settling in the rooms. On arrival guests need to telephone a number provided to get into the guesthouse to then receive a welcome letter and key. Guests are to leave any inquires written on a notice board in the foyer - or telephone the owner. A few issues that came up (eg given incorrect internet code, instructions on how to use the shower) could have been resolved by having someone there to check guests in.

A good value for money bed and breakfast guest house in a quiet location but only 15 mins easy walk into the centre of york. Parking permit was provided for our stay directly outside of the guesthouse. Continental breakfast was included and consisted of yogurt fruit juice and toast. FrIendly staff and york is a lovely place to visit. Would definately stay at holmlea in the future. No complaints

It was within reasonable walking distance (about 15-20 minutes) of the railway station and the city centre and on a relatively quiet street. There is no breakfast room and if expecting a traditional continental breakfast you may be rather disappointed. Difficulties with the phone line during my stay meant no internet/wifi access, also you may be aked to pay in cash as this affects credit card payments.
