It could do with a refurb, looks very tired and a bit scruffy.
Quiet location yet close enough to walk into the city. Had a great weekend away have already recommended hotel to several friends.
2 person tables to small for all the breakfast with teapot and coffee pot and toast basket.
Everything was fine. The accommodation was great and very convenient for the town centre. Sufficient car parking at the rear of the guest house.
We stayed at Holmwood Guest House for 3nights and had the most lovely time the staff were very friendly and nothing was to much trouble ,the breakfast was very good and set you up for the day defiantly would go back again .

Can't agree that the place is 4 star - room could do with an update - plumbing is definately not 4 star - could hear every shower in the place, creaking doors and floors - threadbare and torn carpets

Having booked with another B&B that was closer to our party venue and finding that our room had been given away we were delighted to find this little gem.We were warmly welcomed and delighted with our room. We did'nt even have to order our own taxi.Breakfast was fab. Thank you.

Lovely hotel would come again. Staff were friendly and helpful. Breakfasts were lovely and set us up for the day. Fairly close to town so no issues walking in. Room facilities were good and the rooms were clean. Parking facilities so don't need to worry about car.
Room 10 the beds were very creakybut still comfortable.

The staff were very nice and welcoming and were more than happy to go out their way for us. Pleasant stay in deed.
The full English breakfast wasn't a FULL English at all. the first thing to note was hat there were no baked beans which made for a very dry breakfast. Also a little expensive at £110 per night for the room.
The staff were very friendly and helped us with how to get around as we had not been to York before. Although we did end up in a room we didn't originally book for it was a very good quality room with everything we could have needed for our stay. The breakfast had lots of choice and plenty to eat. The hotel was quite at night and you felt at home very quickly.
It could be quite difficult to find a member of staff sometimes during the day but there was a facility to contact someone if necessary. The breakfast area was quite small when there were alot of guests but it was a minor problem really. You could get a bus into town just outside the hotel but we tended to walk which was quite a way for more mature people and did eat into your time if your stay is not very long.

The staff are ver friendly, always there to help and good to chat with. Room exceeded expectations and was very pleasant.
The breakfast was superb, plenty of choice, excellent quality and served by very pleasant staff. The bed was large and comfortable, and the bedroom was neat and clean.
The bathroom in room 1a was disappointing with a fair amount of the tile grouting badly stained and brown, a crack (admittedly a fine one) across the sink bowl and a shower head with a mind of its own. We mentioned this on check-out and were told that there is a general refresh being planned.
