The staff were extremely friendly and very helpful Everything was clean The breakfast was excellent and nothing seemed too much trouble for the staff At the time it was very quiet even though it was full

We arrived well before check in but we had no trouble parking. We went to explore York while our room was being prepared. The bed was very comfortable and the hospitality tray was exceptional. The service was excellent with friendly and helpful staff and a great breakfast full English, fruit, cereals, toast etc
The hotel is a bit dated Could do with abit of refurbishment but was very homely.
All aspects of this guest house was fantastic and met our demands and requests with ease and efficiency

Friendly knowledgeable staff, excellent breakfast, easy walking distance to town. Rooms were comfortable and clean. Our room was at the back of the building so sleep wasn't a problem.
There wasn't anything wet didn't like
It needs updating old carpets in the place also in the bathroom floor. Shower over the bath could not switch on. Fan in wc very noisey. Secondary double glazing could not open a window It showed 4 stars more like 2stars.

Impersonal welcome (serving hatch with a telephone &instructions to contact staff, we didn't get an answer & by luck a member of staff going home walked past and got our key) dated bedroom with stained carpet, flimsy headboard that wobbled every time you turned over, chipped cup on tea tray, dirty (modernised?) bathroom with cracked tile, thick black mould/gunge around bath tap and overflow. Broken bath panel, loose sink tap, split wood on door. Wardrobe had mixture of flimsy shop coat hangers. Overall disgraceful for what we paid for. Room 10 does not come anywhere near the pictures or description you advertised.
Loved the friendly helpful staff, location is a bit out of the city but easy to get to and quiet.

Can't speak for the actual house as we stayed in the Annex which was like having our own flat. We just went through the car park into the back door for breakfast. Breakfast was good and there was plenty of choices to suit all. The room was good, clean and tidy and if you asked for dry towels you got them. The shower wouldn't be very great for anyone who is of a larger model as is a very small triangular shape. We were about fifteen mins to walk to the railway station or into The Shambles so not too far out. We walked into town everyday and back so not that far!
Nothing not to like apart from in the main house anyone with mobility problems should know that you have to walk downstairs into the basement for breakfast.

We were on the top floor and there were lots of stairs to climb especially with heavy cases
