My little room faced Argyle Square which was quiet. Though small, the room was comfortable and bathroom was well designed.
The breakfast room is tiny and so full that you have to share your the small table with others. The breakfast was not very nice and was swimming in watery baked beans.
Location is great: in zone 1 with 6 metro lines in King's Cross you can get anywhere in London without transfers; breakfast was simple and not great quality, but at least there is a breakfast (most places in London don't include it); quite cheap compared to other places in London; good attention from staff; nice wifi; was pretty clean, even on shared facilities (toilet and showers).
No elevator to reach the third floor; old furniture; small room; few shared toilets and showers; not many options for breakfast.

Small room for breakfast we had to wait for a free table and have to share it with someone else English breakfast not as good as in other hotels near there

Breakfast room and bathroom a bit cramped.
The staff is polite and friendly. They care about your problems, act sympathetic when we told about them and they helped whenever they could. My mother is allergic to milk, and they let us (and offered) to keep a carton of soya milk in their kitchen fridge. Suggested where to buy it and marked it in a map. The waitress who attends in breakfast remembered every day to bring the carton for us. She is really kind, capable, professional and always smiles. The breakfast is quickly served. We chose continental, I don't know about english breakfast, but it smelled good too. Almost as soon as you sit down, you have a glass of orange juice in front of you. And toast not two minutes after. Four different tasty marmalades to choose from. Cereals at your dispose. Impossible to leave hungry. We felt very welcome. Stayed at room 206. Small, but comfortable. With electric tea maker, mugs, spoons, tea and sugar to your disposition, changed and replenished every day. Tastefully decorated, clean and practical. Lots of drawers and plugs. The bed mats were a bliss to sleep on. Extra blankets, pillows and towels can be found in drawers and wardrobe. No cold at all on december nights. The cleaning service leaves the window a little open, and the heater is so great you don't notice cold in the room. The bathroom is small, but not airplane-cabinish. It has a ventilation system that turns on with the light switch, but can be turned off independently by another switch on top of it, which we did, because is too noisy for late or early hours. Hot shower with courtesy gel on the shelf, change of towels every day. I don't know what else to ask for an affordable hotel. The location is superb. But from the room we didn't heard any street noise (apart from a police siren once or twice) even with a busy street so close. I guess it's because the windows and walls are old, but the kind that were made even better than now: thick and heavy, which makes them soundproof.
Overall I found the hotel wonderful, but I won't lie about some facts: The shower pressure is enough, but not great. The head shower is up-to-date, so you don't really notice about the pressure thing unless you have a thick, long mane and need to wash it. But you would only need more time to clear all the soap, that's all. It gives good and even water quantity. The shower towels given are a little small too, but you can find more in a drawer if you need. The room and bathroom are cleaned regularly, every day, and you notice it because it always smells good when you arrive everyday. But there are some corners where I would insist a little more, because they have a little mold in the hard-to-reach places. And details, like the ceiling lamp or the back of the tv, have dust. It's not a lot, because my mother is allergic to dust and mite and she didn't notice it even though she is very sensitive about it. And it is understandable, as this isn't a expensive hotel with lots of cleaning staff. They need to clean fast. But it would be more pleasing if they paid attention to this little details once a month or every two weeks... You won't hear anything from the street, but we were glad our neighbors were nice and polite because I can't say the same about the indoor walls. It's understandable too. You would hear the same as between the rooms in your house. If you want thick studio-soundproof rooms, you can pay 200 by night in another hotel. It has narrow stairs, but it's an old building. I didn't really minded to go up and down a couple of floors every day. I'm used to the same breakfast everyday at home: juice, biscuits and coffee. So I didn't mind to eat the same, toasts and coffee, every day. I had two kind of cereals to choose from and variety in the marmalades to try something new each morning.

Love this hotel usually and it's still in a great location and still really good value. This time I was in a basement room and I found it dark and cold- although it warmed up once I discovered a plug in heater. I prefer the rooms overlooking the park so will request that next time I book. Comfy bed, clean, basic, pleasant staff, great wifi .

Period sash windows look nice but let the street noise in. The cooked breakfast was adequate but not up there with the best, these days; not really complaining for the price though.

This hotel exceeded all my expectations! Was booked last minute and for a really good price so I wasn't expecting much. But it was pleasurable, small quaint little bed and breakfast that was only 5 min walk from kingscross station. Perfect for a little get away, great location, good hotel, what more could you ask??
