friendly staff, clean rooms and toilets, I would definitely book a room if I am to visit Nottingham or Beeston again. Proximity to Beeston centre and the university of Nottingham. |

Overall look of carpark, shoddy. Room had a jacuzzi which had no on/off switch, this was completely missing. Toilet separate from bathroom which also housed the boiler for the hotel that was like a sauna. Whole hotel needed double glazing (for road noise) and a complete make-over |

Polite friendly and welcoming staff. Room quite adequate and bed particularly comfortable. Well sited for bus/rail links to city centre. Very reasonable charges. Tidy the back yard! |

I was extremely impressed with the friendly staff, and lovely lounge with fire and TV. Breakfast was pleasant. I was disappointed with my room - it was quite depressing and the lighting was poor. |

It's a nice hotel, the staff was very friendly and the breakfast was amazing! We had a very good time in Beeston and the service, especially regarding our check-out was excellent. |

Very comfortable room and bed, friendly staff, cleanliness, efficiency, off-road parking, location convenient to university, quick breakfast service, availability of herbal teas, adaptability to special requests. Breakfast menu was fairly basic - "we don't do poached egg"! Had to ask for real butter. Offered tinned tomatoes - but managed to find me a real one when I showed disappointment. Noise level from the busy main road was quite high. |

Clean and spacious room and efficient, friendly staff. Ample lounge areas and good breakfasts. Good location for university. Front facing room was subjected to noise from pedestrian crossing and parking was sometimes difficult. |

Great value and excellent staff suited my needs as a work base at low cost for my 4 nights stay perfectly. Breakfast included so happy days. General opionion a great low cost budget Hotel if you are based or visting Nottingham and cost is a consdieration. Give this place a go. Dated bedroom furnishings but in all honesty what do you expect for the money, alll in all no complaints although a quick tidy up and removal of the old junk to the rear of the Hotel would make a difference. |

The family that run this collection of old houses grouped as an hotel are extremely friendly, down to earth and helpful. The place and atmosphere is very dated and reminds one of Fawlty Towers, without John Cleese. At the low price is was ok. Carpet in room was sticky with chewing gum. Bed was old and curved with use. The radiators were stuck in the on position even though the weather was hot - the staff did respond promptly to my request to shut off the radiator but it really should have its own control valve working. |

The staff at the Hylands were very helpful giving us directions of exactly where we need to go and even offered to show us if required Could do with a lick of paint here and there and some new carpet. Carpet in our room didnt make it to all 4 corners of the room, and the room did have a bit of a musty smell |

Great staff. I had a pleasant stay and would stay there again. Breakfast is really good and the lady working in the breakfast room was great. £3 for a can of beer is excessive. |

The only positive thing was the size of the bedroom and the bathroom was quite clean. Firstly, the room was not cleaned properly. We found some left over food and cans with meat in draws. I found rubbish behind a bedside table. Also I have seen some bugs running around on the carpet.The beds were too soft and springy. The towels had some stains on it they were washed though. And the place had a wireless connection only in a lounge are. The breakfast was awful and not much to choose from. |
