This hotel was excellent value for money. The cooked breakfast was tasty and not too big. The staff were very polite and welcoming. Plenty of free parking on-site. Only a short walk from Beeston station for trains into nottingham, and a 25 minute walk to the university campus. I would stay again.
The decor felt somewhat dated, although some effort had been made to modernise it with new curtains and pictures on the walls in the bedroom. The heating in the room was very hot and there didn't appear to be any way to adjust it.
Breakfast was simple but really nice and with a warm welcome from the staff.
my room was clean, but old and felt a little cold during the evening. Also didn't have any view from the window, because was facing a all. the light would come through the bathroom door. wasn't the most pleasent, but for a quick stay, was ok.

Incredibly friendly and welcoming staff; lovely, clean room with everything I needed including WiFi; breakfast was great and breakfast times accommodating to people who need to get to work early; convenient location (I was working at the tennis centre).

This guest house is a home from home. It's not a modern, designer hotel...it's a cosy, homely guest house.
It was very cold when I stayed and the window was a little drafty.
Excellent service from staff. Very friendly and they allowed us to use the dining room to eat a take away.
The staff were really, really friendly. When we arrived we were given a full tour, explaining where the bathrooms were, etc. We later got takeaway and they were more than happy for us to eat it in the dining room, providing plates, cutlery, etc. I thoroughly recommend Hylands to anyone staying in the area.
Some of the rooms were a little small, but not so much that it caused problems.
For the price this place is a steal; a marvelous place to stay.
Traffic noise was a little loud for me, but ear plugs sorted that.
