The manager was polite and helpful .
The over cleanliness was really poor , stains on bed linen , dirt everywhere , shower areas stained with mould .The food was badly prepared - no hot water , no ordinary tea bags , no clean plates , food medium warm, served late . Staff were over familiar - kept saying - My Love ! Place needs repainting and toilets need upgrading .
Good location and free parking.
Our room had constant noise from the kitchens below until 23.00 hours. On busy nights you can wait almost one hour for a meal

It was good value for money as Brighton is quite expensive to stay in. Lots of parking available and restaurant was light and airy with plenty of variety
If you had a room above the exit door it was noisy at close of day and the cigarette smell came through the window above.
4 miles out of town
This hotel is in a good spot to use as a base to visit Brighton. A frequent bus service takes about 15minutes into the town-this maybe a bit far out for some, but parking is no problem and you're away from the hustle and bustle of the town centre.
Nothing, this hotel did exactly what it said on the tin.

We were detached from restsurant with no internal walk way to restaurant which when raining atbreakfast is not great. The corridors are BADLY in need of updating / redecorating and stunk of mold. The rooms had clearly been done. The entrance to our part of hotel was dirty with laundry being kept in the corridors, its simply not on when u pay for a room to walk through a utility area .

Great location, right next to A23/A27 junctions, in a lovely village. Bus stop right outside, regular service into Brighton. Lovely friendly staff.
Decor in room very old fashioned. Was in a corner room, so had 4 windows, but only one with secondary glazing so very, very noisy. Very stuffy the nights we stayed, but no fan or air con. Windows only open a little bit, but when opened, noise from road and seagulls deafening. The bed was on wheels, so moved a lot and made sleeping in it uncomfortable. The extra bed, for our daughter, was an old sofa bed and she could feel the springs. Couldn't get a decent wifi signal in the bedroom.
Location provided easy access in and out of Brighton by Car. Good breakfast facilities and the Harvester menu available lunch and dinner.
Room for a family is a little tight.

some times the door to the pub got stuck and it took a few pushes to free it.
Position and some of the food was average. No fish as flyer broken
Dirty tired rooms, and premises as a whole. Looked busy, but inadequate staffing at times. they did try hard, but I know it's difficult in this situation. The whole place could do with a complete make over. Considering £85.00 per night, just not good value. Most importantly, free meal advertised with booking on line, and large board outside. when it came to it, the free meal was merely a strange sort of continental type breakfast. There was no free meal as such!!
We chose the Black Lion in Patcham because of the closeness to our family
The family room was very noisy, I did ask for a quiet room. There was no management around and not enough staff assisting at breakfast. The coffee at breakfast was cold and the 'hot' water was luke warm, it doesn't make for a nice cup of tea. The staff weren't proactive in replenishing milk, juice, jams, cups etc and often the cups and glasses were dirty. I am gluten free and provided my own bread every day
free parking and convenient location just off the mototway.
We spent a night at Innkeepers on our way to Devon. The location right off the M23 is very convenient as is the large and free car parking. The price was very resonable but still much too high for the miserable room. We had a terrible windowless room with only faint lighting through a toplight that couldn't be opened. The lacking ventilation led to a foul, dank smell that clung to our clothing for the rest of the day. A mechanical ventilator on the roof periodically emitted loud noise that kept awake up all night. The hallway was filthy with a badly soiled, threadbare carpet, piles of dirty laundry stacked in the corners and a pugnent oder. Access to the room wing was through a very narrow door from the rear of the house that made getting luggage to and from the room very cumbersome. We wouldn't want to stay at this place again.

They told us we would have breakfast each morning with our stay, and we didn't, the bathroom stank of mould, and wasn't the cleanest of toilets, the cleaners kept walking in our room without notice, to the point they walked in on me just getting out the shower, wasn't to happy about this, overall this was a poor experience, we both strongly feel we could of had much better for our money! :(

Pillows, having to ask for towels, toilet rolls. stainless steel fittings in bathroom not clean, mould on walls and tiles, toilet seat very loose.breakfast was allowed to run out of crossoints, muffins and no yoghurts.when we complained to the waitress she said we should have asked!, this was 0850hrs, breakfast was supposed to be until 0930(this was Tuesday 8th july)
Brighton is excellent
Alarm went off at 01.00 and 03.00. Sink was blocked, bed was uncomfortable and breakfast was poor quality

Food quality, a chicken dish gave me stomach problems, one cooked breakfast was presented terribly & wasnt worth the money. Room corridors very unclean .wi fi very poor.
Good location on London Road main route into Brighton. Nice pub atmosphere excellent cooked breakfast
