We chose the hotel on the landward edge of Brighton because it was convenient for where our daughter lives - it was therefore ideal for us. It was very useful to have an adequate and reasonably priced restaurant on hand for when we didn't want to go out.
No bad experience, but if you were in Brighton for the seaside, it is quite a long bus or expensive taxi trek into town.
Bed a tad uncomfortable and the toilet flushing all night.
Friendly, helpful staff. Good food, warm room. Slept well.
The family room was rather dated, curtains falling of rail, but comfortable.

Receptionist on arrival was brilliant , booked me in quickly and was very personable. Location is perfect on main road into Brighton
I stay in 2 Hotels per week regularly and I have never been as cold as in this room. I discovered that the window will not close at all. there is a single small electric radio in the room but hugely under powered. No heat in the Bathroom . Outside the room is a Fire door which is being left open. The room was in an annex at the rear of the pub in the morning the door indicated at check in to be used as access for breakfast remained locked staff choosing to open another door with no signage to advise. In conclusion I will not stay here again.
The bed was huge! A great Indian restaurant just around the corner as well as the Harvester restaurant on site.
The shower curtain had black mould marks on it. In general the bedroom was looking a bit tatty.

We have family in Burgess Hill so it was an ideal place for us to stay, we slept well and found the staff really nice. Good value for money, when we booked we were allocated the disabled room but didn't like the cold bathroom.
We did find the bathroom rather cold and there was a massive cobweb behind one of the side curtains, the runner was broken so I doubt that it was easy to see on general cleaning.
Stayed a few times and not been disappointed until this last stay. Had good room in the past .The positive is the good value and location into Brighton. Breakfast is also good value although they now charge for cooked breakfast whereas before it was included.
Mattress in room definitely needs changing. Had terrible nights sleep. Room also needed updating .
Spacious room with windows that open! comfy bed, adjustable heating. Refreshment tray.
Adjoining eatery could do with a review of their cleaning. filthy window ledges,broken slatted blinds. grubby light shades together with area of plaster had fallen off wall. However, staff very friendly & professional.

Family room was located in an annex building which was accessed by leaving the main building and crossing the car park The booths within the pub were cramp, with limited leg room The pub got very busy (lunch and evenings) and at times staff were stretched
Adorable neighbourhood, very clean, and great staff. I was travelling with a younger family member, and we felt very comfortable there. There was a night bus that took us very close, so we were able to stay in Brighton as late as we wanted. We were able to make tea and coffee in the room, and were given a free breakfast and cookies! There was a restaurant downstairs that looked and smelled very good, but we didn't have time to try it. The breakfast was good though. I would definitely stay there again next time, it was very sweet.
To use the WiFi, I had to provide O2 with a UK address. I am not from the UK. If I wasn't with someone who had an account, it might be a problem. Also, the hotel was a bit far from the centre of Brighton. One other dumb complaint would be that they specifically advertised maple syrup and it was fake!

WiFi was very poor and couldn't get any sustainable signal (if any at all at times) in either the room, the reception or the restaurant - very disappointing! The healthy food options at the Harvester Restaurants are basically non-existent.....they don't do Fresh Vegetables. Just frozen, dry, luke warm ones it would appear!
Bed to small
Location, nice building, free parking, pleasant staff, comfortable bed, excellent shower. lots of hot water, clean and cosy bedroom, lots of matching hangers, good breakfast included in the price, prompt service in the restaurant.
Grubby furniture plus chipped / damaged walls and paintwork in the restaurant. Faulty toilet flush, black mould on the shower curtain, badly repaired bathroom door, broken security chain.
The staff were very nice and check in and out was painless. The restaurant was good and the staff very attentive and hard working.
The shower room was cold and the shower curtain was grim.
