The breakfast was non-existent, no where to sit, no cereals, no bread for toast, no milk, no juice, no service and no member of management!
Lake view and spacious room
No breakfast although we had paid for it in our room price, unsupervised staff who needed direction at breakfast. No table available for breakfast, nothing was replenished when it had run out for the next sitting etc... Surely a hotel knows how many will be requiring breakfast?

Quick booking in at reception.
Breakfast was an ordeal in that there were not enough staff to meet the needs of the guests. on three occassions I had to point out that there was no bread, no orange juice and no butter. You would have thought that between the staff they could have kept up. The room had a large damp patch where a leak from the bathroom had been left for months. Rooms need money spent on them.
The groundfloor lake view room, it was nice and quiet. The breakfast was plentyfull, hot and of good quality, staff were polite and friendly, Easy access to A2 or country lane routes.
We noticed that the hotel was not in as good condition as last visit and in in need of some refurbishment, (decor) The towels have seen better days, one of ours was ripped and they were very rough.
warm welcome, professional, friendly staff and excellent food. All in all very good value.

Noisy 30's night - hadn't realised this was going to happen & carry on past one o' clock in the morning.
Decent size room with good facilities and a nice view. Comfortable bed. Room was clean. Ideal location on A2.
Breakfast was a poor show. Got there early to beat rush 10 min after opened on the sunday. Coach party of OAPs already there and had obliterated everything in the cold buffet section. Had to wait half hour for cooked breakfast to be served and was very average when came.
Staff friendly and polite, food good we had a meal every evening in the bar, good selection quick to arrive and very tasty. Beakfast good selection, staff very quick with orders and plenty of tea.
rooms large and have a lovely bathroom with a bath and shower. it was very clean and seemed to be very well managed.
breakfast was ok but nothing special function was on but looked more like a local pick up area for desperate middle aged people

The staff with the exception of one member in reception where very friendly, hard working and always happy to help. The rooms though now dated were very adequate, very clean and very good value (what's the point to do them up - the contractors will only ruin it)
i didn't like their main clientele. As my partner went off to work early I was left to have breakfast on my own and one morning I was the only female apart from staff among at least 20 contractors. On one occasion one of the contractors manners were appoling.
The facilities were very good loved the room with access to the lake from our doors x the staff were friendly had an enjoyable evening entertainment .
I think if you have a evening of entertainment you should separate the clients who are going for fun and just to sleep

During the week, this hotel is very much workmen oriented, with groups of workers who appeared to be regular staying customers. This is obviously great business for the hotel, but makes for a rowdy bar with frequent bad language and with this bad language spilling over into the breakfast room the next morning. Whilst not being prudish ourselves, I can see that this would make some other customers uncomfortable.
There was quiet a lot to like; Staff were very pleasant and very helpful, the food was very nice with a nice selection of bar and restaurant meals. Rooms were clean and tidy. The fact that you could take drinks to your room and have meals in your room if you wanted. Price was very reasonable. All in all the Hotel was adequate for our stay and I would stay again even though I have put a few 'what I didn't like' comments down.
The Hotel is right beside the M2 and consequently there was constant traffic noise throughout the day and night so much in fact that you couldn't open any windows.(Not much one could do about the position of the Hotel I know). Walls are very thin and you could hear quiet plainly other guests conversation in adjacent rooms. There were a lot of young construction workers staying and they were very noisy, banging doors, shouting to one another from 6 am in the morning and generally behaving without due respect for anyone who was trying to sleep. I did leave a comment on the comments sheet in the room that maybe the owners should invest in some keep the noise down signs to remind these noisy people that some people are on holiday and want to sleep past 6am. Towels were a bit past their best. I hate these rotating toasters that all hotels seem to have nowadays. You either get un-toasted bread or burnt toast with your breakfast. An actual electric grill or toaster would be so much better.
Bathroom - has no handles for getting in and out of bath. Also no grab rails. I slipped on the lethal rubber matt in the bath while having a shower and cut and bruised my leg.
