Friendly welcoming helpful hosts, quiet spacious room, bathtub, nice garden view, good retsaurant opposite, leafy evening walks nearby, easy bus route to town, very easy to access from the south. Private parking spaces. I slept very peacefully in the room. I was longing to paint the very beautifully proportioned and light Victorian room a shade of white. I found the decor old fashioned,overly floral and dark in its maroon colour scheme. I would have appreciated more fresh ingredients for breakfast I.e fresh fruit, freshly baked bread (instead of sliced),

The room is quite spacious and the owner is really nice to let us check out 45 mins late - so we can watch RWC on TV! A bit of from the main area, but reachable by bus quite easily.

Friendliness of staff and relaxing atmosphere. Convenient for buses. Room and en suite were both adequate but very small. Could have been a bigger choice for breakfast.

Beautiful house,nice room (no 5) and nice view.Very clean and very frendly hostess. Very good location,10 min by bus,from Pricess St. No shampoon,shower gel.and hair dryer.

Very clean, comfortable and friendly. Close to where my business meeting was (five minute drive away). Very friendly and personal service. Close to a variety of restaurants. Excellent breakfast. Room a little small, with no writing table.

The staff were very friendly and helpful. Breakfasts were wonderful. Rooms were serviced daily and very clean and tidy. Transport into the city centre was frequent and easy to use. I arrived early and my room was available which was an added bonus and very thoughtful. I will certainly be back.

Big room, clean, comfortable, good value for money. Very good deal! It is a little far away from the city centre, 30 minutes walking (there is a bus stop nearby). Only a few parking in site, but is free to park in the street next to it.

Had a great stay here. Breakfast is great. Host is really nice. Room was small but that did not worry me. They only have 3 car parks outside but it is easy to find a space in a quiet street less than 30 seconds walk away. Would stay again. Breakfast is only served between 7-8am which was a pain as I had a tour leaving at 7.30am and I couldn't even get some cereal. Also I didn't need internet as I had 3g but was not given any instructions for this and couldn't get it to work.

Good position, bus stop at 1 min. From the Guest House. Clean and lovely decorated. Still cannot figure out how I ended up paying 200£ more than agreed. No receipt given after paying (apart from the credit card one). By the way, they charge you 5% if you want to pay by credit card.

If you want to completely spoil your impression about Scotland/Edinburgh, to be annoyed by very unpleasant smell, and to pay extra money for this, that is the right place to come. During our trip to Scotland that was the worst hotel we have ever stayed in. We had the strong felling that the owners tried to make economy on everything. We ordered Scottish breakfast, but instead received scrambled eggs with sausages, no mushrooms, no beans and no tomatoes, no haggis. Fruit juice was of very poor quality. Coffee was terrible. Everything in guesthouse was untidy, and we could not get rid of the felling that we wanted to wash our hands every time we touched any furniture items, this feeling was very uncomfortable. We tried to get out of the house as early in the morning as possible and to return as late as possible. Toilet did not work properly and we had to use the toilet with 30 minutes break in order to let the water to fill in the toilet again, that was very annoying! We lived downstairs and our room seemed to be close to the owners’ room. We always felt unpleasant oriental smell of some fragrance candles or fragrance sticks, or whatever it could be. One night before our arrival I gave a call to the guest house and I was told that there would be no extra charge even if we pay by credit card, as a result upon departure we were charged additional 5%, and when I asked how it can be, why you reconfirmed to me absence of extra fee, the owner stopped smiling and became very nervous, saying that he does not know who in his house could do this (I talked to his wife on the phone and got this confirmation from her).

La ubicación es perfecta: a 20 minutos caminando del centro y varios autobuses casi en la puerta.Zona tranquila. El desayuno es espectacular,el ambiente auténtico y la atención muy buena. Uno se siente como en casa.

Frühstück und Gastfreundlichkeit während des Frühstücks. Die Zimmer werden täglich gereinigt. Etwas kleines Bad, was allerdings für Kurzaufenthalte vertretbar war. Zur TattooZeit passt das Preis-Leistungsverhältnis nicht unbedingt.

Le lieu est vraiment agréable, calme et très confortable dans le genre. Accueil charmant par les propriétaires... Prestations très bonnes.. Seul bémol, 5% de plus lorsqu'on paie en Carte Bleue, Oh my good man...

Belle chambre assez spacieuse avec toutefois petite salle de bain quelconque. Bien équipée toutefois avec TV (pas servi) lecteur de DVD (pas servi non plus) et canapé. Prix élevé par rapport aux prestations, mais début août toutefois. Petit déjeuner non inclus. Chambre en sous-sol. A peine un peu loin du centre ville.

Bel b&b, molto simpatici I proprietari e buone le colazioni. Per arrivarci basta prendere il bus dall'aeroporto fino al capolinea e poi prendere uno dei tanti autobus che vi passano dinnazi (tra cui il N. 3 comunque basta chiamare ed il proprietario vi informa), il Taxi dall'aeroporto costa circa 25£. Se si paga con la carta bisogna corrispondere una commissione aggiuntiva del 5%

Guest house a conduzione familiare, tipico arredamento anglosassone pieno di moquette ma all'apparenza bel pulito. La gentilezza dei gestori è incredibile, ti fanno veramente sentire un ospite gradito. Non in centro ma di fronte a strada principale in cui passano sempre autobus per il centro, quindi nessun problema di collegamenti. Ripida scalinata per raggiungere il secondo piano. Se si paga con carta di credito c'è un sovrapprezzo del 5% (non menzionato all'atto della prenotazione)

Een zeer vriendelijke ontvangst en een goede bereikbaarheid van en naar het centrum van Edinburgh. Daarnaast een goede service. Ik kom zeker nog eens terug.

Hotellet hade jättebra läge.. lite utanför staden men ändå centralt. Lätt att ta sig då busshållsplatsen låg utanför o bussarna gick var tredje minut dygnet runt. Rent och gulligt hotell. Priset var även bra!
