Newly refurbished property with large rooms and en suite bathroom
No breakfast available. Room was cold - single radiator insufficient, and outside door with no insulation. No shelves in bathroom.
Stayed here a few times clean and value for money
The people next door to us were very drunk and they were arguing in the middle of the night. There is no owner on site and I had to ask the people to quieten down. I'm a woman and found this quite daunting. I wouldn't recommend this place.
No mirror in room.
Next to town centre Modern/clean rooms Good supply of snacks and drinks Good sound insulation Overall, very comfortable room and great location for those wanting to walk to food and drink! For a night or two in the area, would choose this place every time.
Currently next to demolition site (not the owners fault!) No car park (but a public one opposite) No one lived in the house - all communications through a intercom (ok until a problem arises needing human involvement) Bathroom - No shaver point and sink much too small to wash in. No option for breakfast although shops were close.
I liked the size of the room and the toilet was a good size. Was pleasantly surprised with the small back terrace just a pity the weather wasn't good enough to sit outside.
I wish you had still water instead of sparkling and I liked the idea of the breakfast bars but they were not to my taste. It is no reflection on the guesthouse, it is just my personal taste.
Rooms were large and well equipt, with wifi.
Simple take-away breakfast supplied at no extra charge (brioche roll, cereal bar, fruit juice carton) even though no breakfast offered, as no staff there! Convenient for town. Found fun busy Weatherspoons for a meal.
We had clearly booked a double room and found two singles in an L-shaped room! Mix-up of keys? Parking was advertised but was no longer available adjacent to the hotel; a building site was there instead. However, free overnight parking in town car park available, just over the road.
Great for a over nights stay very private was like being at home
All was good
The closeness to all amenities. Very pleasant room with lovely complementary pain du chocolate/ sparkling water and orange juice. Loved the fact that we were left to own devices and not have owners in your face all the time like other b and b's.
The pillows in room four Definately need replaced and upgraded as Definately poor standard. Sink in said room wouldn't let water run away therefore only used it once. Use of a hair dryer would have been great.

Being able to contact Nick the owner for a new pin number to access the guest house. He answered & resolved issue quickly.
After stating I required gluten free products I was disappointed to find products with gluten & wheat.

We had a room at the front facing a busy road that can be noisy. Would definitely try to get a room at the back if possible.

Poor location, sparse rooms,no staff. Generally appalling
Spotlessly clean, comfortable bed and surprisingly, the street outside was very quiet through the night. Stayed two nights and room was serviced during the stay. Personally, having stayed there once I would use this again for the price alone.
Says Parking at Rear but there wasn't. Free car park opposite which on the Sunday evening was full and had to sit and wait for a space. WOMAN AWARE - I am male but I think lone women might feel vulnerable. There is no staff on site and a simple door onto the street. Good lock on the room door. This is my personal opinion. I found everything to be very safe and secure but highlight this as a lone woman might "feel" unsafe but there is no reason to believe this to be the case.
Great access to Glasgow by road and rail. Fuss free service - door code sent via email, keys waiting for us in the hallway.
That side of Irvine is a little run down.

The rooom was large, clean and comfortable.
Nothing that the owner can do about the generally run-down location, or the town' general appearance.
Ideal location for shops. Near all public transport. Our room was both clean and comfortable. Would recommend this lovely guest house to anyone.
