Easy to find on sat nav, really central. We were visiting irvine for a friends engagement party and we are not familiar with the area. the mattress was comfortable, i loved the tartain carpets and the shower room was finished to a high standard. Easy access in/out and free parking! horrible hard pillows. was a bit weird that we werent greeted by anybody. you are texted a number to access the building and your key is placed in an envelope on a key hanger, didn't seem very professional. However it met our needs and was a pleasant stay.

Nothing You get what you pay for really. For £35 for a night I wasn't expecting the same comfort I'd enjoy if I was staying at The Hilton but I was very dissapointed with my Hotel choice. There was no staff there, you get a code to enter the building and then you have an envelope with your door key inside of it. When I arrived in my room it looked relatively clean and tidy but there was a Cigerette burn on the Duvet Set and the Shower Mat outside the Shower was soaking wet. The TV had just one Channel, BBC 1 Scotland and the refreshments offered were very basic. The Pillow was like sleeping on Concrete and the walls are so thin you could hear everyone and everything.

Never saw the hotel staff. There was a bit of a problem when we arrived but I phoned the number displayed and Nick came very quickly and rectified the problem. It was a very minor problem The fact that there was never any staff about if you had a problem. On our third night another guest who had just arrived knocked on our door and asked if we knew where the toilet and shower were. I told them our room was en suite. He said that they were not in his room so I told him to phone Nick. I think that someone should be there to welcome the guestz

The guest house was very clean, very well decorated and the ground floor room we had with back door in to garden was a nice surprise ( all do it could do with tidying up as a family room they could charge more) staff was very helpful and pleasant, easy access.

Nice entrance, secure front door, well carpeted stairs, room nice and cosy. The only downside of Irvine Guest House is that it took me an awful long time - I actually had two "gos" at finding it - because it is on the completely different side of Irvine where I was lookiing. Eventually I had to get a friend who lives in Troon and knows the Irvine area to guide me there in her car. What's needed? A more detailed map in bigger type and easier to read rather than the one available with microscopic details.

When we arrived I assume it was Nick who was there. He was so friendly. Room was immaculate and was at back so very quiet. Code to get in door so felt very private. Bed very comfortable. Freshly decorated and toilet was lovely. TV with loads of channels and remote. Tea and coffee making facilities. Would go back there and would recommend it as I have already done to several people. Nothing bad at all I can say about it. Lovely owner and really laid back. There is no option for breakfast but there is directions to take away cafe which is open from about 6 am. I even made the bed before we left although I knew it would be changed because room was so nice I wanted to leave it as much as I found it as possible.

Disappointed that Guest House was double booked so I was moved to Irvine Lodge at last minute. No en suite rooms, noisy. Would not stay again.
