Very convenient location to get easy access into city Center. Free parking at the rear of guesthouse. Good shower / bathroom facility in the room and decent television.
Too expensive for an out dated room. Beds reasonable comfortable. No wifi in the room. Room was too warm and difficult to ventilate. Fan which was supplied wasn't sufficient enough to regulate the room temperature.
Good location. Within easy walking of city centre (30 mins). Some parking at rear but a little difficult to get into back alley and need to contact them on advance. Nice family room. Quiet and good facilities - excellent for the money. Friendly staff.
Friendly staff. Clean bedding.
A bit tatty.
The location was prime.
The room decor was dated and dirty. The only thing clean was the bed linens. The bathroom had moisture damage on the ceilings.
The family room not big enough and the toilet is out of maintenance.
Bed linens were OK.
Room was not clean. Toilet smelled. Shower had mold. Towels were shabby. Carpet was not well vacuumed. We were concerned as the whole house was poorly maintained. The yard was not kept. Broken step on stairway. Paint and wall coverings were shabby. A big issue to us was it was booked as a bed and breakfast but we were told via email that we could not get breakfast as our group was too large (4 people)??? When we arrived the signage on the home had breakfast covered up. Parking was in a back yard and was extremely small. It took help to put the car in a very tight parking spot. Not a good experience at all.
The cooking smells permeate the whole house. Inconvenient parking. The garden is completely unkempt and is an utter shambles. The whole place is pretty rundown/fixed on the cheap. Probably pretty noisy at the front of the building as the raod is a main bus route. This place struggles to get two stars let alone its "self assessed" three stars.
Not clean rooms and no changes of bedding for 3 days. I do not see any staff. They insist to pay cash otherwise 5% extra charges for credit card. I do not recommend this place to anyone.
.Everything The service we received from the reception, with detailed explanations on everything in the hotel and the city. Help parked. We were hundreds of hotels - we did not see such a service anywhere. I'd send the guy to teach in Hotel Schools.how to provide a service and host.
Not to far from town
Seperate bathroom across the landing. Very dated. Not very clean.
The room was big enough for four of us ,could have fit one more with room to spare. It was ensuite.
The front yard or garden is a good indication of how the rest of the place is kept. The whole place needs completely renovated. The parking is limited.
The shower pressure was great.
The service at check-in was very poor. She appeared to have somewhere else to be and just wasn't interested in helping us. The room was a third floor walk up and we had quite a few bags. The room was very very warm, so we left, walked down to another hotel and had a great meal there. We stretched it out for 3 hours there because we didn't want to stay in our room. And there was no breakfast nor anywhere nearby that was convenient to get breakfast. Rant over. Purge complete.
Nice place to spend the night.
Parking is a hassle. The parking behind the hotel is cramped and the alley is very tight to get to it.
accessible by bus to the heart of Edinburgh. parking available.
Staff didn't want to be bothered with questions or to help you with recommendations. Expensive for what you get.
Close to the town centre A friendly guest. We had a huge bedroom.
Location good. A lot of buses just outside the home.
Bath en suite, but it was in the landing, bed not so confortable.
The oowner is nice, room is clean and cookies , coffee and tea bags are provided freely. There is even a TV in our room!!
The other guest houses that were surrounding us.
All of the guest houses nearby have beautiful gardens, the front of the house is horrible. Waist high weeds, looks terrible. Dirty laundry piled in the hallway. Parking is impossible. They make you park out back but there is no door. You have to haul your luggage up the alley, all the way around the block to the front. Six of us carrying luggage around the block in the rain. I would never stay there again.
Staff was very impatient and unfriendly.
Sleeps 5 room!
No breakfast. Check-in by phone. 40 cm(yes, not 40 inch) TV!
Parking at back of property was good but a little cramped
It was close to the old town, easy access to touristy places.
Even it was cheap for 5 people, the place looks disappointing after you look at the picture at your booking time. An awful smell welcomes you at the door and continues in the entire building......
friendly proprietor. Quiet room.
shabby room needed decorating!
Not much unfortunately.
Mould in shower. Noisy pipes. Overgrown gardens with weeds at front door. Hot upstairs room. Vacuum cleaners left on stair landings. Old furniture stored on landings. Narrow alley parking.
I loved the location. The guesthouse is situated 7mins bus ride from city center. One direct bus from the bustop directly infront of the guesthouse. The guesthouse was nice and cosy, and had free wifi.
