I have stayed before and returned now three or four times on business. Beautiful grounds and hotel location for Lowestoft ironically is much better than staying in Lowestoft itself. Staff are attentive and friendly. Cooked breakfasts are very good.Room decor has not changed significantly over 10 years from what I remember although bathroom appears to have been upgraded since I was last here in 2010. TV in room much too small - wi fi and telephone signal access intermittent and unreliable. Would have liked to see a snack menu choice for evening and lighter meals and perhaps some local fish.

Nice Secluded Location with great walks through grounds to Oulton Broad. Great breakfast, amazing vaulted barn roof in dining room. Very helpful with last minute booking Poor quality of towels. Heating not on overnight and radiator in room needed bleeding.

Service, size and cleanliness of rooms, beautiful décor (especially in restaurant), feeling of relaxation and detachment from real world! Food was slightly pricey, but the quality did match it!

Very relaxing place to stay. Ideal place for outdoorsie people. Wonderful grounds. There are three ponds and a summerhouse in the extensive grounds. Kingfishers and water voles and owls are just some of the wildlife we have seen. Access to the broads from the garden gate is also an asset. The room we stayed in was separate to reception and dining area, so it felt like you had your own front door rather than the usual hotel room in a corridor. Very spacious room too. Plenty of room for everything and hooks on the back of the door for coats/jackets. This is only a minor detail but not many places have them. Food is excellent all day through! The Crooked Barn which may have been an old tithe barn, makes an atmospheric dining room but also manages to be warm and comfortable which not all barn type dining rooms manage to achieve. This hotel is a real gem. The toilet paper is too thin

The location was quiet and set in extensive and beautifully maintained gardens. The staff were very friendly and helpful, the food in the restaurant was excellent, with a good selection. Our room was very spacious and comfortable. However, your booking confirmation stated very clearly that "WiFi is available in the entire hotel and is free of charge". Furthermore, in the room that we occupied, the Oak Suite, there was a note in the information tray stating WiFi was free and to ask reception for the password. Throughout our stay there was no WiFi reception in our room - no signal whatsoever on my iPad - and in the alternative room No 5 that I was shown by the manager, the weakest possible signal did not enable any connection. On complaint to staff, they were very apologetic but it soon became clear that all the hotel staff were very well aware that the WiFi did not work in any of the guest rooms, only very close to the reception desk and in certain areas of the dining room. As my wife and I had important work to do that weekend, it proved to be very inconvenient to keep walking across the grounds to reception where eventually messages were sent, but even here the WiFi reception and speed was very variable, causing additional frustration. According to staff, hotel management is very well of this issue, and thus their advertisement of WiFi connection is nothing more than fraudulent, which also impinges badly on your reputation for accuracy with hotel facilities. Without the assurance of WiFi access, we would never have booked or stayed at this hotel, and although we attempted to move after one night, this was impossible as several other hotels contacted were fully booked for that weekend. Please bring this matter to the hotel's attention in the strongest terms possible.

The room was very spacious, willing to add third bed which is extremely helpful to our family. Grounds were wonderful, shame the rain stopped us taking advantage of them. Would most definately stay again.

The location is perfect for visiting Lowestoft, Great Yarmouth and Southwold. The grounds of the hotel were well kept with some lovely walks along the broads. Due to a mix up with our rooms we were upgraded to the Honeymoon suite which was lovely. Would definitely recommend this hotel. My only grumble was that we could not pick-up the wi-fi in the room, and the breakfast finishing at 9.30 but that is all.
