Excellent location. Price reflects what you get, clean plain room. Cheap hotel and cheerful staff.
Rooms need upgrading, chipped sideboard on bed and toilet roll holder kept falling out. Rooms are overheated with no way of regulating the temperature.

Poor seating in room. 1 hard back chair and broken settee that couldn't sit on for any length of time if in room for a while. Rooms far too hot. 1 nights sleep out of 4 Reception. A couple of receptionists didn't seem very welcoming and area vacant a lot. Banging doors in the early hours eg 3 30 am. Shower in bath. No use to people who are unable to climb into a bath.

staff were all great room was lovely and clean and warm had a great view of princess street and the castle the breakfast was excellent et as much as you like restaurant had great views over princess street and the castle would definetly stay here again wont be going to any other hotel

We upgraded from a basic twin room at the back of the hotel to a double, with queen sized bed at the front of the hotel. For only £20 more we got a nice spacious room overlooking fabulous views of the Xmas market, ice rink & big wheel in Princes Street Gardens. The facilities within the room were good.
Although we enjoyed being in our room with a view I felt that the hotel needed an upgrade & a more thorough clean .
Nothing...... It's location is very good for Waverly train station I paid £67 for a double room which I though was a bargain - If you don't mind a 10 min walk to your car, uncomfortable room, stone bed, unfriendly, unhelpful staff and poor food..... - It is a bargain
Everything...... The bed was rock hard & my room was hot & stuffy without the radiator on. Massive fans right outside my window started at 4am!! Apparently there were no other rooms unless I wanted to pay to upgrade, although rooms were available online? Staff seemed to go out of there way to be unhelpful and it wasn't just me I heard them with other guests. I ordered room service ( eventually when someone answered the phone) food wasn't as described, breakfast in the morning was buffet style and ok. None of the staff said good morning, hello, goodbye...... Nothing
We visit this hotel every year at same time for one or 2 night stay. Wouldn't stay anywhere else however I did notice that the hotel was pretty tired and could be doing with a cosmetic overhaul. Seats in dining area were dirty and had holes in the material. Bed was not comfy at all. Apart from that it is a great hotel in a great location.

Rooms were tiny and not like on web site, shower was made for a very small person and bed was rock hard. Reception staff left alot to be desired.
Great room. Very comfortable bed. Relatively quiet despite location. Loved location. Within walking distance of shops and of Royal Mile.

The location was excellent. The staff were friendly and welcoming. The room was comfortable and the breakfast good.
A couple of points. Even though we paid in advance and did not intend to eat dinner at the hotel there was a requirement to swipe a credit/debit card on booking in (without a receipt). One morning I ordered kippers for breakfast and after 25 minutes waiting was told there was no kippers left. One waitress apologised for the delay and went to check. Subsequently, the senior waitress came tour table and blamed the chef for not letting her know?

We felt the room was a bit cramped. Everything was good in the room but we found it a bit difficult moving around as the bed was to big for the size of the room.
Comfy bed, great views of Gardens/Castle
Room outdated, no room for suitcases, clothes gadgets. Bathroom, shower over the bath - in this day and age useless...Shower curtains should a thing of the past at £200 a night. And once the TV was on only 2 mains sockets available...people need to charge phones/tablets etc...just not up to modern requirements..and on the run-up to xmas the noise from the buskers and market got to be insufferable...sorry but not in any way worth the money.

The location of the hotel is excellent
Party nights are booked on Friday and Saturday and these impact on you not being able to use the bar and restaurant area while these are on. The paties are noisy and continue till 1am before the noise subsides. There is no mention of this on the website and I would have not booked it if I was aware
right in the middle of princess street. we got a early check in which was great.
not clean found a hair in a drawer. stain on sheets and towel. room very old fashion. food in the hotel was not good.

Tea making facilities were very poor were only given one tea bag between us and one sugar and milk each per day. one coffee sachet. would have liked some bottled water.

Some furniture in dining area worn and threadbare. Wallpaper in this area peeled back from wall especially near window. Being asked to pay for breakfast when leaving even although this had been paid for on arrival.
