I travel extensively with my businesses and therefore stay in numerous hotels around the UK and Europe. The location of this venue is excellent. The hotel looks superb from the pictures and from the outside. The bar was very good although a little dark at times. Very good bar staff. Good car parking. I had one good and one awful meal in your a la carte restaurant where the 'fillet' steak was tiny, extremely overcooked with none of the accouterments advertised on the menu. Service slow and lack disinterested. Drink items on menu out of stock, offer a substitute then charged far higher price for this. The room was truly terrible. (119) mattress was old and collapsed also noisy. Bathroom is in serious need or repair and a good clean with stains all over bath and fixtures. No hot water on either day of my stay. All fixtures poorly fixed to the wall and the cabinetry was damaged and filthy. I mentioned this to a passing member of staff who pledged to resolve for my second night. This did not happen. Reception on arrival was terse and brash.

Event was on in the function area when we stayed. Noise was excessive and continuous from 5pm till 11.30. After seeing 3 rooms all too hot and too noisy we asked if we could not book in and just go to another hotel. The answer? Yes but you will be charged £80. What a joke. The only reason we didn't want to stay was due to their rooms and noise levels. they then quoted "under the terms and conditions blah blah". My advice...call ahead before booking and check if there are any functions on. If they say yes, you say no to booking this place.

The location of my room mean't a very long walk and 4 flights of steps,2 flights up and 2 down across a 'landbridge' each time. Not good for a conference hotel. The Checkout queue was very very slow plus various IT/Printing problems,my bill was incorrect whole process took 30 minutes, the person on the next desk was there longer than me.

The room was at least 300m up a hill in the car park no fun when its raining and you are carring your luggage. The room had no heat, the toilet seat was broken, the door chain was missing and franlky the room had seen better days, when I told reception in the morning all they said was did you report it last night no I did not at 10.30 pm the last thing you want is people in your room. The hotel is vastly overpriced and if you can stay else where do so.

Being able to walk around the lake and good walks near by; use of the swimming pool; food was good; staff very pleasant and helpful First room we were given had not been cleaned thoroughly & tv didn't work. Next room was better but still hair & fluff on carpet & down side of units. It's not an easy hotel to get around. The rooms we were in need updating - decoration & fixtures. Internet should be free.

The staff were very friendly and helpful, the grounds of the hotel are beautiful and relaxing and it is ideally located close to the town centre. The gym/pool is nice and if you get a room overlooking the river its very pretty. The rooms were in poor condition for the price paid per night, I would forgive for a £29 per night motel but not when your paying between £70 and £100 for the room. The clenaing was sub par and it seems that bodge job repairs have been carried out over an aging and tired building. The bathrooms especially were old, taps scaly, plug holes blocked, edge of the vinyl was filthy, dusty dirty, brown stains in the toilet, rust on most fittings etc. It is a shame as if this hadnt been the case I would have rated the hotel 10 out of 10.

Location excellent The hotel has a prime position but is let down by the overall condition. In desperate need of TLC and upgrade. Sebastian Coe Healthclub has lots of potential but needs upgrade. Changing rooms need attention and were poor at best.

The best bit was leaving. The place is awful - dirty, smelly, surly staff and outrageously overpriced. Most of it. I'll never go back there. The filthy shower curtain in my bathroom reeked of mould and made the place smell like a poorly maintained railway station toilet. I booked and paid in advance for a family room, for 2 adults and a child - I got a small double with an extra single bed squeezed in so it was actually difficult to move around without crawling over the beds - and even though the room was made up to sleep 3 the staff only left 2 pillows, 2 towels, 2 glasses and 2 mugs. The breakfast buffet never had more than 50% of the listed items available on it, and they charge £15.50 a head for it. Amazing!

Quiet location Good breakfast A former Manor house this is now a sprawling complex of extensions on extensions .It takes a hike to get to some rooms over a linking covered bridge. Really need to be demolished and rebuilt on 4 stories with lifts to all floors.(retaining the original Manor house as frontage). Not good for the disabled.

Good value for money. Room a reasonable size. Lovely grounds to walk in. Staff helpful. Requested a disable room with teletext facility on tv. Access to the room was very good but unfortunately the shower was over the bath, which had very deep sides so was too difficult for a disabled person to access and although the staff tried to get the teletext to work on the tv they were unable to do so.

The staff were very friendly and accomodating. The pool and spa are very good and included in the price. The decoration and carpets are very run-down. The carpets have numerous splits that are held together using duct tape and there are several places that the paint and wallpaper are actually coming off the wall.
